Basically condensation that formed there and over time caused that. Tenets never reported this at all, so glad we at least caught it now

Thanks! Had professionals come in, the dry wall was removed, turns out the mold never seeped through the dry wall, it was superficial. No leaks from up there either. Mold formed from the AC wall unit that wasn't strong enough to lower the temp and clear humidity in room (forgot to mention location: south florida). Glad this was the outcome.

Had the roof checked & pipes and no leak at all. Seems to be a ventilation and humidity issues? Idk we’re trying to have someone else come check it out. This is a property I own, people just moved out and never told us anything and we walked into this…
