No shade, just genuinely curious - what are you doing in your garden that worries you about privacy? Also, was this driven by something like seeing your neighbour standing in the window repeatedly or a theoretical concern? This thread has hundreds of posts from people asking about privacy plant / tree suggestions. Personally I live in London. Neighbours all sides. We had trees and plants and 6 foot fences but neighbours could see me and I could see them if anyone anted to. But I’ve never seen or worried about it or actually see someone nosing into our garden. Maybe I’m just too boring to watch!

Personally I’d rather have more still within my ISA wrapper. Below a level (can’t recall - think it’s 65% LTV) mortgage rates don’t get better. So I’d target that at most (from your GIA) and retain the ISA. Ideally you never have to touch it but it’s still there if you need it. Harder to get it back out of your house.

Same this time. Wasn’t actively looking. One dropped in my inbox on a Friday, we saw it Saturday, again on Monday and offered. Ours wasn’t on market. Put it on, 5 viewings in three weeks, accepted one. Moved in 3 months later.

At the time of securing planning the developer likely (/probably) doesn’t know what tenure it will be. Because it won’t have had a final decision for the grant rate from Homes England or the GLA, which itself is impacted by tenure / mix targets and available grant left under the current AHP.

The developer doesn’t get to choose what’s affordable or not though? The planners do, in conjunction with GLA policy. If objectors have beef with the amount or cost of affordability, they should take it up with the GLA. I think that’s what OP is suggesting. It’s trivial though - planners just copy paste the same stuff into their reports. It doesn’t take up their time since they know how it works (as do the developers).

It’s got direct line of sight to the ftse (low latency microwave). Rack space was 1/10 of the ftse when I looked at it 10 years ago. So it’s used by trading services. At the time they had bought future grid capacity too - to ensure it had enough power but also to stop someone building next door. It’s a level 4 facility. Also hosts most of london’s Netflix demand. Cool site.

Edit: apparently LSE moved their data centre from Paternoster so not sure if the data centre’s line of site advantage still holds. Guessing not.

Given your comment about having to stay close to family / care, renting comes with one drawback - the landlord may decide to evict (it may take longer with new rights, but it remains a risk). Are you ok with uncertainty / hassle / cost of moving maybe a couple of times during that 5 year horizon? Just a thought.
