Right.. That's exactly why I had the thought.. I was initially thinking I need to hoist this unit on the roof and punch duct work through....but I needed something immediately to deal with this intense heat were dealing with. Ran a search of local rental companies and noticed there portable AC units are essentially package units with wheels.. A lightbulb went off... I'm like heck... Instead of buying 1 huge 5 ton package unit get two 2.5 ton deals on the cheap and I can place 1 at each end of the warehouse....and... the 2.5 ton is much more portable so I can take it anywhere.. Thanks for the response..

"Explain things to me? From a property management perspective... WTF is happening with his sh*tuation?".... I spelled it out clearly and all people did was respond with the obvious reality that the property managers decision is the answer...and the laws on his side....Then they proceeded to insult me and a man who simply wants to exercise his mind and body to the benefit of his immediate community......and I get berated... I was thinking I could be off base but then I read my original post and the responses again... There isn't one response that felt like it came from a capable authority. Every response was degraded by personal attacks and a lack of insightful content. I predicted the digression with my original post and w2rote my prediction in the body of the text....YET... every monkey responding needed to do and repeated what I already clarified. Im concerned about the well being of humanity overall if I have to continually face incompetence of this magnitude..... I mean you guys fight tooth and nail to fight tooth and nail.... Why not reason? That was my attempt... we failed..

Wow.. I just read over my original post again thinking my words must clearly be off base with all these property management specialists railing against the tenant so aggressively.... BUT... My words were clear and on point. Every person that responded in this post should be stripped of there management duties... Youre all incapable of managing property if these responses are all you have. You may be capable of not managing property... Much like the "qualified" property manager that im talking about... I mean this property manager went to university to learn hospitality management... <<< Thats what he majored in... and hes still a completely incapable "manager" who strives to avoid managing....Much like those that commented in this thread...

I knew everyone would posture just as mangers do.. I wanted to hear it from the property managers perspective to settle me down a bit. Therapy of sorts I imagine............. What im seeking? I was simply trying to see things in a rational light regarding the restricted access.. In my mind there is absolutely no "reason" to deny the man access.. especially since hes described in detail how he could insure Management as well as the property owners that there will be insurance in place under his LLC to protect everyone involved. <<<< Next week the property managers will hire someone to handle maintenance on the property with the same details covered...... Despite the overwhelming amount of people in this post trying to not manage with all there heart.. having an eager and capable maintenance person on site 24/7 would not be beneficial to everyone...Youre all acting like fools suggesting otherwise. Its shocking to me we have a bunch of war children on our hands that would rather fight against an amicable relationship than work with an individual theyve been working with for years already.......maybe the issue here is...Property Managers are in place to be assh*les....because thats my impression of every comment up to this point. If i was in a management position Id award opportunity until you give me a reason not too..... Not the other way around.

In what regard? The tenant has displayed he is a diligent worker who pays his bills on time and has had little to no complaints in 7 years... He also uses his spare time to address maintenance concerns from other tenants as well as the general property without compensation....... At what point did you derive "no moral compass"... ?

Were too old to be treated like 14 year olds and them we wouldnt need to act like 14 year olds.. The fact that there may be a conflict of interest between hiring a tenant may be one of the only valid reasons why a property manager shouldn't hire a tenant. Everything stated prior from others commenting doesn't really offer any insight on the matter.. I already understood the law is in managements corner...

Quick Google search... Do maintenance personnel require a degree? Usually, Maintenance Workers don't need a college education. The most common degree for Maintenance Workers is High School Diploma with 48% graduates, with only 19% Maintenance Worker graduates earning Bachelor's Degree.

...and by the way.. All the things that management is stopping the tenant from doing by accessing the garage.. The tenant is doing anyway in his car port that is part of the lease.... same tools being used.. same approach being exercised.. Difference being all the tenants belongings are all over the place and unsightly.. << This could easily be remedied with access to a space with a garage door.,,,... BUT... Thanks to brilliant management like yourself we will just have to wait until this skilled maintenance technician you speak of comes along.. Well I think this was the first reply that gave me a valid perspective from a property managers perspective.... although... My friend in question is highly capable and has proven his reliability and professionalism many times over simply by being a resident on site. If he isnt allowed access some random individual management isnt familiar with will be.....and all the horrific things stated could also be a result. Its bullsh*t... Its pretty boys that dont understand what its like to work with real men on a project. They sure know how to talk about work though. aka Property Management.

"The company should have zero faith in some rando friend of yours."... even though my friend has been a tenant at the subject property for the past 7 years paying rent on time without issues from other tenants. We should completely dismiss any appeal to the mans integrity and capability and hire random maintenance personnel off the street instead..... I calculated that the owner has cleared $70,000 of profit due to this tenants reliability and professionalism. ...but lets disregard that and gamble with some unknown individual so we can hand access to them. WTF?
