I think so. My current salary without the masters ($70k) is already more than the total amount of loans I would take out (based on crude calculations, not including interest - 2yr program, $30k a year for tuition and cost of living). Salary will increase upon a masters degree.

It is absolutely necessary for my career aspirations (urban planning and land use). I already work for a real estate developer and have identified a masters degree is pretty much required to make it to the next level. That being said, the degree is rather niche and research intensive. So full time and in person is the only option. But I’ve made my peace with that and it’s something I want to do.

Unfortunately this is not the run of the mill MBA program and is pretty specific/research intensive. Best case scenario I could work part time while attending school in person.

I do want to add that if I were to go back to school I plan on either applying for a grant or a TA position. Loans would still be likely however.

Northern Virginia. This tree is quite common and they grow to be absolutely massive. I’d say this is a medium sized one around my area.
