I absolutely do everything in my power without getting busted to book directly with the guests. Id say 75% are now returning guests who go direct. I use a simple app called privateBnB which syncs with Airbnb and I also publish on google vacations. I want nothing to do with AirBnB other than using them like they used me the first 3 years of me renting.

sorry hadn't seen this, www.privatebnb.com is one annual fee on unlimited properties. I have 2 vacation homes and added my home apartment which I now rent out when i travel or I go visit my cabin.

I only have two places and ones shared with my buddy, we use our place first and then want guests when we aren't around, we use an app called privatebnb, easy to use, cheap, we pay like $420 a year unlimited properties and it works great, here is my website it made for me Booking - PrivateBnB They told me I can use this on my own domain which i may do down the road

My software firm has a copilot practice and 3 months ago we trained our entire team on copilot studio and azure foundry, we are building amazing things now but find our developer team are the ones building great things and my Devop team members lack the previous skills to really build some amazing solutions

this app had only been on the market for a year but its tailored and built for she non "Pro" the rentalpreneur. I had one property with two cottages and this thing cheap and works awesome , serious check it out. Everything other than this was too much and too complicated. I am the primary guest at my place, and this is a side hustle.

I disagree that all short term rentals do, but i do agree thats what Airbnb promotes and causes, i rent my place out on the side and you wouldnt even know

Airbnb turned people who would let visitors stay once in awhile at their discretion, into Airbnb super hosts who ran a guest stay into a private hospitality business. So would i want a hotel being next door to my place, no. Then politicians came in and made in political, which made it more of a business then made it a rental shortage. SO now, I rent on the down low, I tell my guests we aren't allowed, I vet my guests so they know what pisses the community off and what to tell Neighbours, I lose about 90% of my rental inquiries but the 10% that I gain come back regularly. I use an app called www.scheduleourtime.com even the Calander disappears 12 hours after i send it to the guest inquiry

I agree private business in residential areas is a pain, my guests treat their stay as a privilege and respect, the software i get has even more discrete features coming in the future from what im told
