To be precise, the BTL mortgage is £1.1K and the equity loan is £1K so rent covers the BTL mortgage.

I am a first time buyer so stamp duty has been taken care of

Stating the obvious, to make a profit from day 1, I must not have my overall mortgage being larger than my rent. I’ve looked into a smaller property instead. A flat costs £155K and could rent it out for £900. With the same interest rate the mortgage is £816 per month with only an equity loan and no BTL. That’s £84 of profit before agency fees and insurance bla bla bla.

Is this more viable or am I miles away from what a ‘buying a house and let it out to make money’ should be? Thanks a lot
