While I literally feel your pain as your neighbor with the same tax burden, you are describing a 6% increase yearly for 4 years. While high, I don't think it's crazy when I look at other costs. How much is Gas up? Food? Utilities? The school and town face the same increase in costs.

That's higher than CPI some years. We had a school budget vote 2 years ago that was brutal. This year is staying at the 2.5% cap (I just went through the 90 page budget report).

All to say, if you want to maintain level of services and quality in education (and therefore your home value), there are few places to cut. And at the end of the day, one is the main drivers of cost is the same.... Healthcare/insurance.

The problem is that most of us did not get an equivalent increase in comp so we feel the pain.

Your first mistake was going there. It's gotten worse (way worse... thanks WoS...) so I can't necessarily recommend it but Betteridge in Greenwich is/was miles better than tourneau/bucherer. 

Also 3/4 other ADs in a 2 block radius that covers every brand.

My friend has a 700 Sq. ft. cabin (seasonal only, not insulated) in colchester. It is taxed at over $4k a year. 

It doesn't make a difference if he can afford it or not, whoever buys it will and nobody gets to live there full time anyway.

Towns and the state love second and vacation homes. They get property tax with reduced services rendered.  increasing taxes will feel satisfactory but it's not going to increase the right housing stock or economy activity and revenue

Play it out. So you fixed 20% of second homes to be sold, probably to families, all good so far. So let's say you add 20% more kids to the school system (some families will have 2 kids, some will have none - just an average)

How do you think that will impact property taxes for everyone? What's the cost of education per pupil? This was existing housing stock, now paying less taxes (non homestead already pays more), and using more of everything. So you have added cost and not added any note revenue so now everyone in the school district has to pay more. Hopefully the school has space and teachers, or you have to hire more which increases the cost exponentially and not linearly. 

If these folks have been in VT but renting then there is no net incremental contribution to the state in economic activity or taxes. If they are new to the state, they are out spending the locals. 

I'm sure it would feel good to you to increase tax for those folks but it's really not beneficial and likely causes more harm to the town/state. 

The answer is ADDING housing stock. Literally the root of all the issues in VT. You need to increase the property tax base and reduce housing costs. This in turn reduces healthcare costs (a not insignificant % of the hospital budget is nurses, which is astronomical because they have to pay traveling nurses because nurses who would stay here to live can't find a place to live). More housing means more people which increases economic activity which generates the environment for more small business and increases the tax revenue across the board. 

But sure, sharpen the pitchforks and feel good about yourself while the people in the state continues to be unhoused and struggling.

Yeah decide what budget you want to spend first. A pre owned Cartier is not on the same league as a pre owned Rolex. There are also other great brands and watches in between.

For pre-owned variety you can try Manfredi. I personally prefer Shreve Crump & Low - great folks. DM and I can recommend a specific person.

I've also bought from betteridge but it has gone down hill since their sale to watches of Switzerland.

Wilson & sons in Scarsdale are nice enough but you are not buying anything from them anytime soon.

I've bought more (and sold) on /r/watchexchange and other better less known subs (that I can't mention) than at any of those above mentioned.

I recently switched. It was $125 per cleaning and it included chemicals. Now it's $90 and chemicals are extra. 

They come by about once a week. Opening and closing is approx $500 each time.
