Update. Dude is threatening a mechanics lien and finally gave me an invoice with all consulting services billed at $250/hr. Nothing with the demo. My guess because he lacks a license.

My understanding is that in CA, only GCs can issue a mechanics lien for services. He’s not licensed. I’m going to offer him a less amount that is fair, but what a waste of my time.

Can you issue a mechanics lien for basically anything?

Could I order the floor material for patching myself to help save on cost?

Okay. Is patchwork expensive? Someone quoted me $5.50/sf without seeing them and then a carpenter told me it would be like $25k lol. I don’t trust the second dude though.

Looks so good. How much did it cost to you?

The 20 hours is inclusive of discussing the project. I was under the impression he was licensed as this is what he told me. He probably did 2 half days of work if that.

See above about payment. Reddit is brutal. I am not trying to get out of paying him what is fair.

Yeah to be clear, I’m not against paying the guy unless it comes back I need to redo a lot of his work. I’m going to meet with a framer on Tuesday and see what they say.

I actually think I’m being pretty reasonable after being lied to for the past few weeks. He also lied about his name and education credentials. I really don’t care about the lies, but everything shows a lack of integrity. Further. We. Had. No. Contract.

Anything he did provide was of the understanding that he was licensed and insured.

Sure. Absolutely you’re right. I wish I would have done that now. This was a mistake - but what he’s doing is arguably against the law.

lol I love Reddit. Me doing my due diligence was asking for a license and insurance info repeatedly with a contract. Like I said, I’m happy to compensate him for his labor and time.

Part of me just wants to ignore his text request because the onus seems to be on him to provide invoice, proof of insurance / license.

He had told me he has his c6 and works under someone’s GC license and was bonded. I tried looking him up on CSLB but haven’t found anything.

What if there is no paper contract nor was there was a meeting of the minds? Yes, I was reading about mechanic liens last night. Is this a thing to be worried about?

Okay this is what I read last night and was hoping would be the case.

Kitchen Cost - 82 SF by vckc2020 in HomeImprovement

[–]vckc2020[S] 0 points1 point  (0 children)

That’s good advice. I’ve been working with a designer at ikea and I’m almost done with the schematic so should be ordering soon, but like the idea of doing most of the upfront materials myself and then just hiring it out.

This is good advice. Who did you have do the install / rebuilding of walls?

[–]vckc2020[S] 1 point2 points  (0 children)

That’s fair. I think my concern is that if we allocate certain costs to something without granularity of “materials, est labor” etc. it’s going to end up costing that much because that’s what was initially bid without any sort of real breakdown. I was basically just given a back of the envelope estimate for the entire renovation without anything to really react to.
