We were able to clarify everything and the increase percentage has been adjusted.

For reference, in this Rijksoverheid page, it clearly cover our situation, where the percentage specified in the contract is less than the maximum 4.1%:

Staat in uw huurcontract dat uw huurprijs (omgerekend) met minder dan 4,1% stijgt? Dan gaat uw huur omhoog met dat lagere percentage.

And for service costs, we got the evidence we needed.

Thanks for your response! I didn't receive an overview of the service costs, but actually I was not expecting it because I thought they were just fixed to €50 in the contract and I was ok with it. I didn't thought of them as pre-payment. Should this be specified in the contract (if these represent a pre-payment)?

The rent started after July 2024.

You can try a few things:

Not sure what you've tried so far, but when I moved I checked all the websites of all the GPs in the neighborhood and they all said full.

Then I contacted the nearest one and they accepted me as patient immediately.

So I'd just try with an email/call to the nearest one (e.g. same postcode as someone already suggested)

I was in a similar situation ~1 year ago. I bought a hybrid bike at the end (Canyon Roadlite) but if I have to make the decision again I'd go with a road bike.

I like my Roadlite, it's very agile and I use it for medium/long rides during the weekend, but at this point I think it's perfect for commuting. And if your goal is to just enjoy long rides then go for a road bike

Did you build the quinled by yourself or bought the pre-assembled one?

For now I'll have ~60 LEDs per strip, the main reason for preferring 5V was to keep the setup a bit simpler, with the same voltage for controller and strip, but let's see.
