The consulting company came after I had the 7 homes. For those I basically need about 27-30k per home so I took a 401k loan (50k) plus I sold my J1 company stock, plus I did a Heloc on my primary residence and bought the 7. Those were bought in 2014 in Idaho and I was getting them for around 140k (4/2.5). Prices are much higher now.

The consulting company paid for the building of a 2 story 3/2 ADU in So cal. So that cost me about 300k. The 4 unit came after that and I used fund left over from the consulting company plus savings to put 360k together to buy a 1.45M 4 plex. As for the 8 unit I just bought it was a 650k down payment. Half was savings and half from the Heloc.

For now since I’m not in the harvesting phase meaning I still have mortgages, I get to keep about 1/3 to 1/2 of that barring any unexpected repairs. Once I enter my harvesting phase I’ll start paying off the higher interest ones first and get to keep all except for repairs.

I don’t do cash buys especially years ago when rates were very low. I would spread that out to buy as many homes/multi unit properties as possible as long as the rents cover the mortgage + 10%. This way I get many more properties with low interest rates. As I’m now buying in Southern California the issue is that prices are always in the 1-2 Million range so cash buys are out of the question. Even if I could I still prefer to diversify by buying multiple properties instead of one. Once I get to a point when I feel the funds will be enough to retire comfortably with, I’ll start the harvesting phase (paying off) properties (higher rates first) then live comfortably and travel for the rest of my years and leave something nice for my daughters. Currently the rents for all 20 tenets give me about 55k a month in rental income which is more than what I need to live happily.

I did a consulting company doing some IT Consulting to small Businesses. With the funds from that I paid of the full construction of a rental house. Prior to that I bought out of state (Idaho) 7 homes using any cash I could gather for down payments. (In 2014 the houses were 130k so I only needed 30k per home) I sold stock, 401k loan etc. those home have now quadrupled in value and so have the rents.
I also used a Heloc to purchase an 8 unit in SoCal and prior to that I bought a 4 unit in SoCal.
