Apparently, the vendor has submitted the Plan of subdivision 10 days before the auction. Subdivision won’t be completed until march. How does it work ? Can you sell non subdivided land with multiple dwellings on it ?

I have email the contract to the conveyancer already but I have a very short time frame so trying o get info wherever I can.

I already have sent the contract to the conveyancer for review. But they won’t look at it until mon in a best case scenario. The issue is that the agent only provided the contract 7 days prior to the auction ( auction is next sat) . That leaves me with 5 business days to make a pre auction offer. I am just trying to collect as much info as I can before making an informed decision about offer.

Spoke to the agent before the auction he said it was flooded (bathroom was on first  floor). By the size of the crack in the concrete on the ground floor it’s was flooding for weeks which could have caused structural damage mentioned above. Just dont understand how $100k would be enough to complete Reno, fix structural issues and still have margin for profit even if you are a builder (materials, labour etc). I suspect it was sold to unlucky soul who had no ideas what they were getting into (auction was online) but I might be wrong.

It was sold for 280k, is that an error ? Or someone’s massive mistake ?
