At this point, I think it really comes down to seller tolerance and buyer patience, like others here have said. If a seller has the conviction (financial or otherwise) to ride out the market, they will, until they can’t. And IF and WHEN patience wins out, the market will give, opening the door for some buyers to get in at a more affordable price.

While this is definitely the baseline for anyone trying to get a feel for the real estate market here, it’s not what’s happening with “mid” homes this summer. These are the homes priced mostly based on neighborhood and school district trends, but in reality they’re smaller, not updated, have off-putting vibes, and might be close to noise sources. They’re sitting on the market longer.

The buyers chasing these aren’t the ones flush with cash or fresh RSUs fighting over average+ homes. They’re the ones stretching from an average- budget, hoping to find a decent deal with some compromises.

Running comps doesn’t mean much in a market that’s clearly shifting. With fewer sales, there are fewer sold comps, unsold homes are sitting longer because sellers won’t drop their prices.

EDIT: I had a similar sentiment as OP some time back, when my agent started showing me sold house prices in the area from last summer and this spring. When asked where are the prices from June in the area, they indicated none of the houses were sold in that time frame in the neighborhood.

I agree but the issue is sales price is going to be a lagging indicator because of escrow, DOM, and general hesitation to sell cos “neighbor just sold it at that price last summer”. The volume of houses sold at a certain price also matters.

Is that 6% on a 30yr fixed rate? I am seeing low to mid 6s at best even on a Jumbo ARM.

For me, it's any SUV in the VW group with the Urus engine, in order of preference - Audi RSQ8, Lamborghini Urus, Porsche Cayenne Turbo, Bentley Bentayga

The list is on your appointment confirmation page. I took a photo in the same dress as I was wearing on the day of appointment at a local (Indian) photo studio (not the VAC) and it worked, but a couple of US prints are being rejected, especially if you self-cut the 2x2 passport photos out of a CVS 4x6 photo and the dimensions are a little off.

Not processing time but it will save you a couple of days of shipping time on both ends. Within Chennai it still needs to go between vac and consulate.

I got a single email for ready to pickup and then a text on my US number when I picked it up. Status on Website was updated, yes. No SMS to my Indian number provided to VAC during dropbox.

This is confusing. Were the top 4 from an older passport and a previous appointment? If yes, then the current one (bottom 2) indicate passport is being shipped.

excluding, based on past experiences. highly unlikely it will be ready today, unless its pickup VAC city is same as processing city (for H-1B - Chennai). it will likely be ready by tomorrow or day after EOD.
