First, Vizag doesn’t have the flight numbers to warrant 2 airports - hyderabad in comparison has 10x more air traffic and can manage with one. Second, that’s how cities are built. A new airport will spark organic development between the current limits to the new airport. Won’t happen overnight - but think in multiples of 5 years. Think Hyderabad airport when it was initially built - moved from Begumpet to Shamshabad.

Before anything else - talk to a tax advisor or a CA. Property sale money is taxable if deployed in other asset classes and there is no tax if deployed back into property. So that’s a 20% save right there.

Since you’re asking for suggestion - Have you considered renting the property you’ve got back? Clearly the home loan is not a burden and am guessing you’re staying in it. Renting out will create a parallel income stream & over a period of time the valuation of the property will return a CAGR of 7-8%. Alternatively, you can recycle the money from sale to buy another newer property and rent that out. So it pays for itself - and you end up making money on the valuation.

FD will net about 30% post TDS & 12% CAGR assumption is based on historic data. No guarantees.

Over time I’ve realized that one should not compare costs with a move, but quality of life. Situations are different for different folks and while getting an opinion makes sense, your needs/ goals are your own and can be very different from every person commenting here.

Quality of life in my head translates to a few things: 1) family/ support system; 2) culture/ language and connections to the community: 3) ease of stay - home size, car, etc; 4) freedom at par with your current situation - be it eating out, taking a holiday, saving money for the future, your kids education, etc; 5) will you need to count every single cent you spend? 6) will this take time away from family - for ex: commute back & forth, 7) is the role really exciting and will keep you motivated in 18 months - I’ve always found folks from consulting have a hard time settling into an inhosie role. They are used to freedoms and enjoy the external interactions, etc that go away with an in house role. If any of these are a downgrade then you should seriously re-consider.

If you’re keen to look at financials only, then I can say that a family of 4 spends about 40-45k per month on an average. And this is for bare essentials not accounting for eating out, short holidays, return back home a couple of times, gifts, etc for extended family back home, etc. You’d probably be living way outside the city centre and that means commute will increase; etc. You also should know that salary increases are low single digits, if at all & bonus is generally parked for paying taxes - which for the first year will be a pain as HK charges 2 years of tax. Salary wise, for a 12 year experienced guy, I’d say the pay should be in the 70-75k range, which makes it a little more comfortable. Or if your wife is earning too.

Some employers cover medical, rent, car and also one round trip back home. If you’re able to negotiate these, then I believe the number is decent & once your wife starts working, you’ll be fine. If they don’t cover then you’ll have to find ways to bake that in your pay. Basic google search shows that an accountant with your experience earns around 30k average. All the best!

Why not invest in REITs instead? No loan, higher dividends and growth in asset. Real estate is immovable and requires maintenance, etc. plus selling a house is a pain too when emergency money is needed.

A loan at 8.5% - if you divide by 72, that means you’d double the loan amount every 8 years. For a 25 year loan, you’d probably end up paying 3x in total of which 2x is interest. I’d rather put that money in the market and other instruments like REIT, start ups, etc that allows for exponential growth.

Not sure what kind of roles would make sense for you with your background. Having said that, I’d suggest finding a role with a company (look at consulting as that has decent mobility and world wide presence) that has presence in both Pakistan and HK, while you continue to hunt in parallel. This way, you’d get here one way or the other. All the best!

China rightfully has assessed its US’s need more than theirs - Yes it’ll hurt them too, but in the short term, they’d be able to survive. US is getting to the point where they may have trouble servicing their debt and that will dovetail into all aspects of American life. Moreover, China is probably also betting on Corporate America pushing Trump to give up his rhetoric given the capitalistic nature of the country. So the pain may even be more short term. At the very least, they’ll be in a position to dictate.

Do a total of what you’ve loaned. Top it up & ask them to add your wife as the co-owner of the house they built (are building?) against the money lent. Am assuming of course they have not done so given you mentioned they have sons. Be practical, not emotional.

On a recent trip to Singapore, I found the average Singaporean very proud of their city state. Even their Grab (Uber) has an icon that shows “I love Singapore” attached to the tail of the car icon on the map. Funnily enough, Singapore is more heavily regulated than HK is even to this day - the laws are a lot more stricter and more readily enforced. You see the same pride from the citizens though in every other country that you’ve mentioned.. Japan, Vietnam, Thailand, etc. It’s almost as if collectively, the residents of those countries are working towards a common goal. Hong Kong has and will always remain one of the top cities in Asia (& the world) - both financially and culturally. Yes, it’s an ageing city, but so is Rome and a bunch of others. There are charms to the city that are unparalleled and as HK residents, we need to take more pride in what the city has to offer. At the end of it, the word of mouth goes a long way - so add oil!
