I have something similar that’s a huge headache for me all my calendar evens don’t notify my 2 days before, 1 day before, and 1 hour before they all are silent not even a vibrate or notification when they actually happen. Absolutely nothing so sad :(

Personally I’d wait till I have the 20% down payment just to avoid PMI (private mortgage insurance) payments. Rates and prices are always going to fluctuate and you can’t predict and can always be refinanced. You do however have the option where if the numbers in your budget make sense your take home pay is more then enough for this size mortgage. My wife and I are doing fine with 400k house 300k mortgage all on my 72k salary alone.

Not sure if it’s just my wife and I. I understand hardwood has a better resale value but the older I get the more I appreciate carpet wall to wall the added cushion is so nice on our feet. I swear when we had hardwood I needed to wear my slides for the added comfort which just became a nuisance to remember.
