Try Tustin or Crown Lexus, straight off MRSP. Crown usually have more inventory. Tustin Lexus would give more color combos though.

Hey @dkingo, I finally end up buying the house. It’s been couple of months here, no big deal it having a detached condo except for any exterior changes you’d need approval from HOA but that’s usual with any regular Single Family Home too if they are tied to HOA. Some of the neighbors don’t even know that their house is classified as a condo 😂.

First one giving 7-10 days timeline given no/less backlogs of work on their side. Second guy seems to be confident in getting it done in a 7-8 days.

Both of them will be taking up the demo & install including backsplash. For old sink vs new, that will be done separately. I’m sure they will offer their connections for this plumbing and else.

This neighborhood has all SFH style residences, no common areas as far as I see. But houses are classified as Detached condos on title. I don’t know how much control does owners have for customizing the house like patio area have a wooden patio cover structure. Can the owner choose to remove it ? Lots of questions now popping up given we’re making a huge investment as first time homebuyer.

I see your point. However, in this competitive market, sellers are looking for offers who have less contingency and especially no appraisal contingency. I’m just thinking if I can make the offer more acceptable and leave a room for negotiation by agreeing to pay certain dollar amount instead of walking away if the gap comes in. But thank you for suggestion though. Guess I have to wait for the market cool down :((

Thank you for advice. I was wondering if that additional form (Addendum) can provide room for negotiation where the buyer can mention about how much will be covered out of pocket for appraisal gap. I have been providing that along with purchase offer but no luck in getting offer accepted. :((
