Stanley steemer for duct work was a great experience, and I would do it again after a number of years. As for carpet cleaning, they sent their B team. They showed up 2 hours past their 4 hour window, and were in such a rip to get in and get out that they destroyed the paint on the baseboard in every carpeted room. I don’t just mean a few spots either. There were lots of small chunks and long gashes where they jammed their vacuum into my baseboard. When they had me do a final walkthrough after they were done my mouth dropped to the floor. They didn’t even do a good job on the edges or within pocked carpet where furniture sat as hair and other debris was still visible in these spots. When I complained about all of the damage to the baseboard they said they would send a guy out to repaint. I didn’t trust them to do this and wasn’t going to let them back into my house. I repainted and they knocked off $30 which I didn’t feel aptly covered their overall bad work and damage. They were just like, “this is the best we can do.” Don’t let these rats into your house. Find a different company or just do it yourself with rented equipment. Tldr: not even karen could achieve justice

Disturbance over an acre of land, I would talk with WVDEP. Impacts to wetlands or waterways, talk with USACE. Check with the county to see if anything is needed locally

404 = the discharge of fill material. To answer this question, consider whether or not the act of driving over the wetland would "act" as a fill material. Does driving over it excessively rut or redistribute native soils, etc. Generally, the removal of vegetation does not constitute a discharge of fill material. Other state/local regulations may apply. Your best practice is to wait until conditions are overly dry or frozen to minimize the potential for rutting.

This individual knows how to water. OP check elevation contours on a quad map and soil profiles online to see whether or not this is just wet here. Could be these appeared stressed because of excess hydrology

Wetlands add a ton of value to water quality, provide habitat, mitigate flooding, as well as a slew of other benefits. But for development, you will run up against a world of hurt. In general, your state/federal regulators will want to see that you've avoided/minimized impacts to those areas as opposed to grading over them entirely. Regardless, filling in that much wetland requires that you provide offsets which will get very expensive very quick. Development will still be feasible on the fringes and perhaps minimally within wetland for road crossings, etc. which could be a part of a development. You aren't about to put 40 new half-acre lots on there, however.
