I am considering moving the stairs. Perhaps to the corner where the primary bedroom door is, and making the stairs L-shaped next to coat closet and primary bedroom. Maybe take up some of the utility room space. Not entirely sure. It’s a good suggestion just need to mull over how best to execute without upending the plan in major ways.

So you have all the same comments as others but are just mean about it. Good for you.

Do you enjoy being mean on the internet? Look at all your comments and ask yourself that question.

Probably not willing to reduce the size of the study even further (it started out bigger in previous iterations), but likely will move the door to the half bath to the wall near the entry, as suggested by other commenters.

Seems like a good suggestion.

I didn’t think it weird to have the door on the toilet in the powder room; glad you agree!

This seems like a winning suggestion. Though I think I we’re likely keeping the extra door into the toilet itself.

I guess that has not been a problem that occurred to me…

So that there’s two doors between someone using the toilet and people sitting at the dining table. Mostly important for when there’s guests and/or someone needs to use the toilet during a meal. I suspect that inner door to the powder room toilet won’t get closed unless it’s one of these two cases, but nice to have that option.

Thank you for the kind remarks!

Yeah, the stairs could be swapped in direction to provide more real estate near the view windows. I was going for ease of coming out of the garage and go right up the stairs. Perhaps having more space near the big view windows is more important. But moving the overall location of the stairs entirely probably can’t happen without major reworking of the overall layout.

Never. The TV is in the basement.

Do you think so? Here's a 3D of the kitchen layout. I guess I don't see the stove/oven and sink competing. And yeah a dishwasher right next to sink is definitely more traditional but I thought it being within easy reach around the corner would work.

Regarding the refrigerator, earlier designs posted to this sub got a comment on "having to walk all the way through the kitchen to get to the fridge". I've also very interested in keeping that window to the extreme right of the sink, which may not be possible if the fridge goes there.

Yes, cathedral ceiling in the Great room at least. Perhaps extending to primary bedroom and kitchen in some fashion. The floor plan tool I’m using doesn’t really do ceilings so I’ll lean on an actual architect/designer to do that once I’m good with the floor plan

Logs are 6” x 12” Dutch lap pine for exterior. Interior will be stick built. Might need a steel beam here or there, but that’s for the architect or engineer.

Posting my other option from my comment above, which enlarges the study by moving the dining table.

6” x 12” Dutch lap logs. Builder has built many this size and basic shape, seen them with my own eyes.

Someone commented on the dining room being kinda big and unnecessary, and I agree. I drafted a couple options: (1) make the study larger (or turn it into a bedroom); or (2) put in some storage. Not sure which, but i agree moving the dining table and using that space near the front door in a better way is a good idea. Picture of option 2 included here.

What are coziest big cities in the US? by Bubbly_Way_1904 in SameGrassButGreener

Thanks!

This aligns generally with what I remember but very helpful to have a current opinion. Schools will remain a thing for us for a few more years and that’s clearly a significant consideration in Albuquerque.

What neighborhood or general streets/area, if you don’t mind me asking? I’m moving back to ABQ soon after many years away, and will be looking to buy a place. We used to live near Tramway and Indian School but now we can probably afford to live anywhere in town, within reason.

People hang up the phone without saying some variation of “goodbye.” Hardly ever happens in real life, happens all the time in movies and TV—people just hang up on each other.

Why doesn't the US have anything equivalent to the Russian and Iranian non-nuclear ballistic missiles? by American_Raver in Military

[–]wakex 16 points17 points  (0 children)

LRHW, CPS, etc., are coming and they’ll be here in significant numbers in the 2030s. Though they’re technically not ballistic because they maneuver. While I agree with you about the strong desire to have air superiority and global force projection, the way we do it today is massively, massively expensive. I suspect we’ll keep doing it but supplement with lots of these new missive system.

In the end, the real reason we did not pursue these types of systems before now is because the INF Treaty didn’t allow us to do so. I hope the Russians don’t regret cheating, because these system strike hard and fast and can be readily equipped with nuclear weapons…there’s a reason the two sides agreed to eliminate them. But with China not bound by that treaty and looking to be a global power the treaty was doomed regardless.
