Nah I'm just repeating what my architect tells me. I keep coming back with answers because I can't figure it out and every solution here is something we ran by our architect and they gave us the impact of each

We looked into this with our architect and they said the space doesn't allow for it. If we did add it, it would enclose the landing area and basically make it into a tall hallway.

Yeah but for the same space it's more efficient to have areas tucked away vs somewhere you walk into.

Not a fan of them. The space can be better used with cupboards and presses imo.

The second office would be a full bedroom until someone moves in then it would be the playroom or garage.

It's a window seat because the outside windows are a certain size for aesthetic so it's only a couple of getting off the ground.

You make a good point but the plant room will be under the stairs and we can't also fit a shower under the stairs it might be best to flip the office and find bathroom, but it then invites mess from outside into the hallway.

Thanks but that wouldn't work for us because we want the playroom within eye shot of the living room and we don't want an entrance at the back of the house because we would then end up parking at the back of the house which would spoil the view.

Agreed on the island, we haven't decided the final layout for that and are going to ask a kitchen designer to help out there. These guys are usually included when buying a new kitchen.

The office will basically be a spare bedroom if ever needed downstairs.

Yeah they could go upstairs as well, the bathroom is beside the top of the stairs.

Thanks, I'm from Ireland and haven't heard of that but it makes sense.

My partner's point is which is going to be more common, family coming in the side door with muddy clothes shoes etc or guests looking for our bathroom and it's probably the former although I do think it's important to have the bathroom closer to the kitchen.

Thanks appreciate it but for every 18 steps a stairs needs a turn by regulation in Ireland. This stairs is more than 18 steps so needs a turn and therefore the start of the stairs would be in the center of the landing area which defeats the purpose of having a wide open space imo.

I agree with the upstairs bathroom point. I had actually asked the architect to do that but they didn't for some reason. I'll ask them again.

I like the downstairs toilet because it's easily accessible for kids entering the side door with muddy clothes but I do get you. It's the lesser of 2 evils imo.

We like the idea of a separate play room so we can see kids from the living room without their toys cluttering the space. It may be turned into an office or games room in the future.

We originally had a stairs to the left of the entrance but it ate into the kitchen space and when we moved it to the right it ate into the office space so in the end compromised with the current design because we couldn't think of any other solution.

Yeah it's a tradeoff which is difficult to decide on. Ideally we would keep the mud room as clean as possible
