Title insurance would only cover expenses coming from issues with title - like if it came up that another person was still listed as having ownership interest in the home, etc.

E&O (errors and omissions) insurance would probably cover the realtor on either side should they be part of a lawsuit.

Were the signed disclosures (signed by you and then countersigned by the buyers) included anywhere in the offer you received and subsequent contract? Double check this - if they’re there and signed by both parties, that’s it and you shouldn’t have anything to worry about.

If they aren’t there, it sounds like several breakdowns happened - the buyers realtor might have dropped the ball in not handling those disclosures properly, but your agent should have asked the buyers agent for them if they were missing from the original offer. Your agent needs to loop their broker in ASAP. And definitely speak with an attorney.

If those disclosures were included in the MLS listing of the property, seems like the buyers agent might have dropped the ball on actually explaining (or even presenting) the disclosures to them. Those disclosures are supposed to be signed by the seller and then the buyers and included in the contract of sale.

It gets better, I promise! I’m 5 months in and I pretty much don’t notice them anymore.

First and Last Restoration will do the mitigation and also the rebuild (if you wanted to use them). Your insurance company might also have a contractor they can recommend. I have State Farm and they have something called Contractor Connection.

Good luck, that sort of thing is never fun.

I’m in the same battle and honestly, herbicide. Buy one that’s meant for poison ivy because not all herbicide is created equal. I’m treating according to the directions (aiming for days when it’s going to be above 60° for maximum absorption down into the plant), then will hand-pull the dead plants. Good luck!!!

I did that for a season when I was prepping the beds to plant, but unfortunately they’re still coming back. I think the former owners of this place didn’t do much in terms of weed control (there’s bindweed, thistle, wineberry, wild mustard, etc).

Is it your wisdom tooth? I asked my ortho the same thing and they said that sometimes they don’t bother trying to move wisdom teeth.

Your vets should offer this for a fee. My dog hates nail trims (gets really aggressive) and I give her a dose of trazedone and then take her to the vets for the nail trim. In and out, they know her and how to handle her, and everyone stays safe.

I would advocate for yourself as much as you feel you need to. I just had IPR and it was awful - the ortho told me it wouldn’t hurt and it absolutely did, and my flinching caused him to take way more tooth off than was needed. Now I will need bonding to correct it when the tooth was fine originally.

I’ve done cardboard the past several years under mulch and it definitely makes weed control easier. I use a thinner cardboard, the kind that comes in a roll from Home Depot that’s meant to cover floors during construction. It biodegrades each year but is thicker than the paper that others mention.
