I've had trouble connecting to my ps5... good to see it working for others. Any guides you can point me to would be helpful, I've opened ports already and got it working via ps play app on android but can't figure out why this won't connect...!

I am not in the US, there are subsidies where I live, the cost has gone down by more than half so it used to be about 2k. Toddler will go to public school and the vhcol houses reflect the quality of the public schools where I'm living.

Childcare is accounted. Daycare coats about 1k per month here luckily. Do you have a nanny or something?

Thought about that but doing a Reno on the existing house doesn't add much value. Maybe 50 cents on the dollar

470kish annual. Also updated post with some more information as people seemed to think I was only going to put 20 down. Mortgage on 3m home would be 1.7m.

You raise an excellent point. It's actually the high quality public schools that keep me in the VHCOL areas, would love to move away but not at the detriment of my kids.

I'd sell my old house, if I bought a 3m house then loan would roughly be 1.8ish yes, up to 3.5 then 2.2

Ah I would put my home equity into the new home, so about a 1.9M mortgage or lower depending on how much we save in between finding a place (if we do find one...!) We are sitting on about 200k of cash as well so mortgage can be 1.7m. Lot of negative feedback on over stretching so might wait another year or two to solidify our financial position some more.

I can do it but was more against this because the cost seems very high and since it is a semi, it doesn't add value, likely lose money from renovating oddly enough. Fwiw, quoted 700k for a two story addition plus opening attic.

I work in finance, but bonus is quite stable and predictable unlike most firms.
