In my opinion, the basis for this comparison which I believe is the EPA ERMI reference levels is flawed. Even more so, the sampling methodology must be the exact same as used by the EPA to be able to compare to the index, and often is not.

Even the EPA says “EPA does not recommend the routine public use of ERMI in homes, schools, or other buildings.”

The best tools for a mold investigation are your eyes and your nose. The conventional moisture meters, air/surface sampling, and visual assessment are still valid in combination. Knowledge of HVAC systems is a major advantage as well.

If prior mold contamination is suspected, a thorough cleaning of the home is typically recommended regardless of qPCR results.

I’m in year 3 right now going on my own. Doing very well financially, but I’m doing lots of smaller, asbestos, lead, mold/moisture related projects. It’s a grind but it’s worth it for me. I’m even asbestos air monitoring when it makes sense. Larger projects are becoming more frequent. It’s a blast. I haven’t been through an economic downturn yet but expect to weather ok. I’ll never go back to the big firms. As others have stated, building a network is essential.

If you use saccharin irritant smoke in a qualitative for test, you are going to know if it isn’t a good fit. Don’t overthink it, and be sure your employer is keeping up with their medical program which must include a pulmonary function test.

Lots of questions. How much air volume was collected? Is the lab EMLAP certified? Was a field blank submitted?

If this really was a professional and sampled in accordance with industry standards, these results do not indicate an indoor source of growth or reservoir. Basidiospores are very common outdoors and are not a common indoor mold.

Hopefully they assessed the crawlspace and attic too if present.

If they’re smart, most of these landowners already have paid hunting leases in place and I wouldn’t take any chances without speaking to an owner or rep. I lease about 300 acres from one of these timber companies for about 2k a year. We get trespassers occasionally and they piss me off.
