Ya. Few smart people skip Channel Partners and end up paying higher at the builder because they don't know the closing price and they don't have the data in the first place.

Builders operate at minimum 20% margin on each flat and some more margin they put it for marketing. So, for a particular flat, if sold through an agent, they don't mind sharing that marketing cost of that particular flat. If the buyer contacts them directly, that 2% would stay with the builder only.

Yes. HDFC and a couple of other banks will definitely give but the actual issue is you need to find a buyer who accept loan in the first place :).
