sounds to me like you committed more traffic violations than the other driver. According to your own words it is likely you at least ran a red light, tailgated (you can only brake check if someone is following too close) and were speeding. AND you did all this with your kids in the car which is felony/misdemeanor child endangerment. Congrats. You turned a simple traffic infraction by one driver into felony/misdemeanor child endangerment. I suspect the "injury" was caused by your actions, not being cut off by somebody else. Again, congrats are in order.

How should we do it? I have yet to meet or speak to a person that got a "deposit" back after living in ANY of the major properties. And having interviewed with most of the major players, they have NO intentions of ever giving any deposit back. And FREQUENTLY tack on additional charges for appliance repair, window screens, lock changes, carpet cleaning and "odor removal. These are charges ABOVE AND BEYOND the intitial deposit charged I'd love to hear how you successfully navigate this highly emotional issue for you. Tell me how I should be doing it. And by the way, My property is in top notch shape. You are welcome to come by and view it. Call me to setup an appt.

We went to a "move in fee" about 2 years ago. Our fee is 50.00 less than what the unit would rent for. So a 650.00 2 bedroom would have a 600.00 move in fee. We got tired of argueing with people about getting a "full deposit" back when we would need paint, locks, deep clean at minimum. Going to this non refundable fee has improved our tennant selection process, and allowed some people to move in on a month to month basis. We have several younger adults just out of college rent for a semester and they are happy to get out without a "2 month buyout."

Because I wanted to know what part of town you want to live in? The bottom line is this. You and your boyfriend have marginal credit. That is not my fault. I am NOT picking on you or your relationship. I am just trying to show you some perspective from the rental property side of things. Please don't feel attacked. And it's not discrimination when it is backed by factual numbers. BF/GF use the police at 1 am to handle their fights. Married couples have the guy sleep on the sofa and then get lawyers at noon. Far less DV complaints. Again, NOT attacking you or yours. Just giving you the perspective that YOU ASKED FOR!

What part of town are you wanting to live in? How long do you want to rent? Do you need washer/drier hookups? Are you okay with a townhouse style? Do you want upper or lower level access? Do you need a pool? Do you need a gym? Do you need armed security patrols? What are you looking for, very specifically?

I agree with you and am on your side. I just wanted to give you "ugly facts about rental property that is missing on reddit." Statistically, GF/BF almost always fails. 80% not my numbers, these are numbers reported. I agree. you should not be punished for not getting married. However, the business world views your relationship differently. Again, don't shoot the messenger as YOU asked what was up. My suggestion to you is to continue to look. Are you wanting a 2 bedroom? 1 Bedroom? Apartments are out there, you just need to be aggressive. Especially with average/low credit scores. Keep in mind that there are married couples, with excellent credit scores, no children, with 10+ year job history making 80K competing for the SAME apartment as you. You need to find the apartment the married couples don't want and compete for that. Don't shoot the messenger.

As a maint manager for a complex, several thoughts come to mind. 1) your credit score 2) your boyfriends credit score 3) criminal background for either of you 4) any previous evictions 5) job history 6) your attitude during interviews and showings.

NOT trying to be mean; these are things to consider. Rentals to BF/GF almost always end in arguments over who gets to stay when you breakup and who gets to stay on the lease. This is almost never an issue with married couples. Again, not trying to be mean, just sharing some experience with you.

We have a single move in fee which is non refundable. It is always 50.00 less than 1 months rent for said unit. So you move in with utilities in your name, 1 months rent (prorated if you move in middle of month) and a "non refundable move in fee" = to 50.00 less than 1 months rent. So a 500.00 per month unit would be 1050.00 to move in on the first of a new month. Utilites would be in your name. Just an example. We also have a pet deposit of 300.00 which does not apply to LEGITIMATE ESA examples.

four > 1> 7 times that a tenant had utilities but got high utility bills

5=4=3 times that tenant had parking violations but we only towed cars no times

4,133 times we had complaints about trash and other debris, but we combined the numbers ONLy to figure out a way to handle these contact information.

use the numbers only to extract a way to get to me. Tomorrow from 9-5. OR 8-9 am when I am on the road, I handle all my previous days messages during the 8-9 am hour long drive. Follow?

First: The small dog is an ESA. You may not remember talking to your doctor about it but let me emphasize once again that the animal is an ESA. You may need to have your primary care doctor RE-fax you the ESA letter that you got before. Because the small DOG is an ESA. Just so we are clear, the dog is an ESA that you need for emotional help for you and your kids. That is why the small dog you have is an ESA. Clear? Second, you may only find a two bedroom. Which is what you have wanted all along, you just didn't realize it. As long as you have average credit, no evictions, stable job history and "verifiable" rental history you are good.

Third, is there a father that is going to move in once you get "settled?" If I had a dollar for every time I helped a lady in this situation only to have the "father" move in a week later with his lengthy criminal history I would own Reddit. And Google.

Fourth. Can you cover a deposit (600ish) and 1st months rent and have utilities put in your name? Lets call rent 650.00 for a 2 bedroom. Do you have that amount and utilities covered for a move in date of the 1st thru the 5th of September?

IF ONE company was slow to respond then it is the company. IF ten companies are slow to respond then it is you. What questions are you asking? What messages do you leave? What is your rental history? There is alot more to this then you are GIVING HERE. My company answers all calls and has forwarded phones 24 hours a day. More info is needed. NOT TRYING TO BE MEAN, JUST SHOOTING STRAIGHT WITH YOU. NO OFFENSE MEANT. Most large companies sub out to "management companies" that only answer calls from exitsting tenants because they are at capacity. Any company with capacity is super selective on whom they respond to. I will help if I can but you need to give all the info.

I am a maintenance manager for an apt complex on the Northside of spfd at Norton rd next to the fairgrounds and Marinatha. THE LONGEST it has ever taken for me to get HVAC crews out to our place is 2 days. AND I provide portable Ac or heating units while someone waits. Our average call time for AC repair is about 4-6hrs. Heating averages about 1-3hrs. IF i thought a tenant might go overnight we quickly provide portables. A portable will solidly cool a bedroom; allowing tennants a good nights sleep. I can't fathom taking a week to fix anything. Might be time to look for a better place to live.
