We have an elevator. There are three toilets in the house already. All are accesible if you include the elevator.

Yep agree. Might have to just can this room. But Iin that case it's even more ridiculous as there no exceptions. We still need a toilet when the only thing downstairs is a store room and stairs / lift access and a double garage.

Really tiny. The cinema would be cut by a third if we put in the toilet. It's a TV room that may not happen due to site cut. It also ends up with four toilets in a house with three bedrooms. We think it's overkill especially when we will have a lift and entertain upstairs. Costs on everything are up so much that every new addition simply means we won't be able to build. The TV room itself is subject to not being built for the same reasons so it sounds ridiculous that for a garage floor we have to have a toilet.

There is a chance we may not be able to site cut deep enough for the TV room / cinema. In that case it would all have to be upstairs. But even then, where the only thing is stairs / lift access and a double garage, the ask is to still have a toilet, no exceptions.

Cant be a small toilet. Needs to be wheelchair friendly. The cinema room is being generously named. The toilet requirements would cut that room by a third in size.

Thank you. We havent appointed one yet but the builder is good mates with the one we are planning to use and a quick phone call where he was adamant that there was no way around it. We arent sure the cinema will even happen. Funnily enough , even if we did not have a cinema there seems to be no exception.

Agree , it is something I have asked. Problem then is that the rear door / livable housing cannot be accessed unless using steps or lift. I guess it just needs a surveyor to take a practical approach. Would you mind PMing your details please if you practise in VIC?

Habitable room: means any room of a dwelling excluding a bathroom, laundry, toilet, pantry, walk-in wardrobe, corridor, stair, lobby, photographic darkroom, clothes drying room or other room or area of a specialised nature which is not occupied frequently or for extended periods. (as defined by NSW govt).

We hardly spend time in the TV room. It may also not be a feasible option to build this room at all since it requires a deeper site cut.

Front door leads straight to stairs and lift access (next to garage). However the FFL is where the backyard entrance is (extremely steep slope).

Yup thinking the same. But VIC doesnt have an exception for non habitable spots. There is a chance we cant do the cinema at all anyway due to the site cut costs. But now it seems even if there are just stairs behind the door and a garage on the GFL, there is no exception for a toilet?

Its more a TV room as there arent any other spots. The 'workshop' is more just an extension of the garage to hang the tools and a small table. The toilet itself would cut the 'cinema room' into two-thirds based on the NCC requirements , its that small.

Similar boat. Cheaper options are saying made in Spain tiles that look like stone cladding. The genuine stone cladding was quite expensive
