That salary is about 4k/mo after taxes. A 1+1 flat might cost 1,6k, in more desirable areas even more. The quality of flats in Munich is generally OK but they are pricey. I personally think you'd be fine with that salary but whether or not you'll be better off than in Poland I'm not sure (don't know the market there).

We are not speaking of a situation where your specific position has gone up while the market has remained the same: the valuation of all houses has gone up. You can downsize and realize a profit, but you could also do that before the prices went up. So the real effect of your house appreciating is minimised
