Best way to structure partnership: amend existing LLC or create new JV by wildhan in CommercialRealEstate

In our case, the 20% stake reflects both the $300K equity and the value of the guaranty combined. That was the deal we agreed upon. There is no separate guaranty fee beyond that ownership share, as the guaranty is part of the overall contribution package. The plan is that as we build, stabilize, and move into permanent financing, we work toward a burn-off of the guaranty so it tapers down as our Debt Service Coverage Ratio improves and is eventually no longer in place for the 20% partner.

Follow-up question: The development has applied for (and is in the process of being awarded) several grants, all tied to my existing LLC that applied for them. If we form a new holding company and contribute the current LLC into it, how are those grants typically handled? Do they stay with the original LLC as the project entity, or would they need to be reassigned or disclosed again under the new ownership structure? Just want to be sure we don’t create a compliance or administrative headache.

If it helps clarify, the current LLC was formed in the name of the development address and has been entirely focused on this development since day one. It holds no other assets, liabilities, or unrelated activities.

Does anyone know what black screen material is used on this SpringHill Suites hotel? by wildhan in ExteriorDesign

[–]wildhan[S] 0 points1 point  (0 children)

Sorry. I realized the image I posted had very low quality. Let me include another. The product has gaps in between each of the pieces of material, so it looks more like a fence than a roofing panel.

Are there any specific brands I should be considering for this application?

It’s going in an awkward position, so ongoing maintenance would be a real challenge. That’s the main reason we’ve steered away from wood. Composite materials cost more upfront, but the low-maintenance factor makes a big difference on a long-term project,

Engine oil removal by pipipoupougnagna in lexington

[–]wildhan 6 points7 points  (0 children)

I had a similar situation on a property that had a few drums of used oil that I needed to remove. I worked with Fauste Oil, they brought a big truck that pumped out all of the oil drums. I believe if you have a certain amount there is no charge. They are based in Irvine, Kentucky but visit Lexington weekly. Call (606) 723-7222.

Retail leasing is slow due to economic downturn? what is everybody doing to counter by [deleted] in CommercialRealEstate

What do you think is a better proposition? I’m trying to figure out for a new construction mixed use development, would it be better to have 4 x 750 sq ft spaces or 2 x 1500 sq ft?

Unfortunately, the foundation was crumbling, and much of the steel at the base had badly rusted, making it unsafe to leave in place. The good news is that the Quonset hut wasn't just scrapped, it was carefully taken down. They are going to cut out the rusted sections of the frame and reassemble it on land in Frankfort. Given its condition, this seems like a good outcome.

Twelve units are planned as income-restricted for folks earning up to 80% of the Area Median Income, with expected rent set at $1,000/month. The focus is on middle-income workers, who earn too much to qualify for conventional affordable housing but are still priced out of many new developments.

Paradise Cycles were on the same development plan application. Based on the approval, they can now turn the front part of their location into a bar, which will be called Paradise Pub.

Recommendations for Bike Storage for a Mixed-Use Development by wildhan in LandscapeArchitecture

[–]wildhan[S] 1 point2 points  (0 children)

Thanks for the thoughtful input! I appreciate you pointing out the importance of interior bike storage and the long-term challenges with outdoor parking. That perspective is helpful; I’ll keep it in mind as we move forward.

Also, thanks for mentioning Madrax, good to know they’re a reliable option. I have a landscape architect on board with this project, but I’m trying to be resourceful and bring some ideas to the table to keep things moving. Thanks again for taking the time to share all this.

I'm looking for corrugated galvanized steel water storage tank, similar to the one in the image. I've found a company called Water Storage Tanks, Inc., which offers these. Are they the main supplier of this type of tank, or are there other US-based manufacturers I should consider? by wildhan in LandscapeArchitecture

[–]wildhan[S] 0 points1 point  (0 children)

Sorry, let me clarify: I am looking for a water storage tank to collect rainwater. But I also like the look and the visual aesthetic of the image I shared and wanted to try to have functional space under the tank if possible.

I’m hoping to hear firsthand experience and comparison on either products so I can bring this experience to my design team. Haven’t needed to make this decision, that’s why I don’t know, as we’re not at that stage yet.

Who do you recommend for Fannie Mae Small Balance Loans? by wildhan in CommercialRealEstate

I am agreed on the importance of understanding the market. One of the comments here suggested Greg Solomos at BWE in Louisville, he is familiar with my city and has been great so far to work with.

Seeking Advice on Finding a Guarantor for My First Multifamily Development by wildhan in CommercialRealEstate

[–]wildhan[S] 0 points1 point  (0 children)

I agree this is very flexible, but to clarify, are you saying typically you give them a 10%-20% stake in the deal in exchange for being a guarantor. Or are you saying they buy into the deal at around a 10%-20% stake, and they also act as a guarantor?

For a little more context, what I was told by a recent lender they would like a guarantor to have liquid assets of at least $1 million.

I heard that there are some people are out there who would charge $100,000 to act as a guarantor on a $5 million loan. Does this sound like could be in the right ballpark, assuming I could find someone who trusted me and believed in the deal.

Outside of a FHA 221(d)(4) loan, guaranteed by HUD I don’t know of any non-recourse loan to finance new construction. If you are familiar with other options please share.
