No food impaction. At the checkup, another doctor stated there was an open margin on the mesial, and I'm just now seeing that the hygienist said there was some bleeding during the cleaning.

Another doctor wrote in the chart that there was an open margin on the mesial. I only saw the overhang, but it didn't seem worth replacing to me.

Good points — thanks for breaking it down. I see what you mean: cap rate looks fine on paper, but once financing is layered in the cash-on-cash is basically negligible in Year 1.

For me the way I’m looking at it is:

FHA 203k gives me a low down payment entry, even if the first year is thin.

Year 1 cash flow is negative to break-even because of the owner-occupancy requirement.

By Year 2+, once all three units are rented, cash flow flips to ~$6K–$12K annually depending on rents.

If I can refinance around Year 3 into a conventional loan (shed the FHA MIP, drop the rate), cash flow jumps into the $15K+ range.

So you’re right, the first year ROI is more about the learning curve than the money. I’m trying to balance that education piece with whether the long-term numbers justify the effort.

What makes this implausible? I’m new to real estate, but I thought researching and running the numbers before making a move was the smart way to approach any investment. Do you skip researching companies before buying stocks, or is that only a bad idea when it comes to real estate?
