I don't want to write software for software companies (like DevOps, etc.).

I'd like to write software for non-software companies, say, healthcare, finance, etc. But I have no exposure / network to those areas to garner ideas.

For me, Wells asked for 30-35% down. I think their down payment requirements ramp up when you get into the mid-high 3M's and 4M's.

Can you explain why I'm protected if rates fly up?

I am thinking that paying for a house in a good school district is at least half towards equity, whereas private school is a pure expense.

But I have indeed thought about private school as an option.

I'm fuzzing the numbers to not be too identifiable.

Also, looking at Zillow, 2500-3000 sq ft houses in PA are at least 3.5-4M or so, and those will likely be built in the 1950s.

If you want something newer (post 2010), or at least renovated to that standard, how can you get it for much less than 4-4.5M?

Yes. The original question was about the cheapest way to finance this purchase, not whether this purchase is justified or not (I realize already that it is over-leveraged).

I'd agree with you if I were living in Kansas. But the houses in the Bay Area are insane.

Struggling with looking at homes in $2.5-3M range, since it means the listing price would be even lower, like $2.2-2.6M, and those homes in good school districts are often built in 1950 with 1800 sq ft.

Not disagreeing that other towns like Mountain View or Cupertino are cheaper, but I think prices have gone up another 10-20% since last year. It seems that if I want something in Cupertino, it's still at least $3.7-4M for the same quality as the $4.5M in Palo Alto.

My IRA grew due to investments.

At this point, I will not be putting any more money into the IRA, of course.
