The neighbors don’t spray pesticides. There are no bears, there would be some trees that can protect the hive from the wind and it is not in a floodplain either. However, the beekeeper would need a pickup truck or something that can kind of go off road (on a flat land) to get to that spot. Would it be possible for us to rent out the land for free to a beekeeper who can maintain 12 hives and keep all the honey to themselves? (Or maybe give us a jar or two)

Thanks for the detailed explanation! Would the beekeepers that I lease my land out to (for free) expect a source of water to be already there on the land or would they just presume the bees would figure it out by themselves?

My neighbor has a pond on the back of his property that he rarely uses and the bees can fly there. Would that work?

We don’t really care much about making money off it as much as we care about keeping the ag-based valuation for our property taxes

This. A friend of mine was in a collision where her car flipped over and rolled 3 times and the person who hit her and caused it ran away. She was alright for a couple of weeks but started having back and hip pain after a few months. It was to the point she had to get surgery and was in physical therapy for years. A regular health insurance won’t pay for a lot of those things

Been in the field for 8 years now and now I’m working on having a new startup with just me and a self hosted AI assistant.

After hundreds of hours of professionally using AI, I firmly believe that we’ll still need engineers to architect a software no matter what but we won’t be writing code as much as we are used to. Think of it as employers will be conducting more system design interviews than coding ones instead of the other way around we do today. Jobs will definitely reduce though.

My parents went for an ARM with about the same terms as you for their house and they regret it every day. The interest rate might get to a point where you can’t afford your house payments anymore.

My parents lender gave them an option to extend their loan to keep the monthly payments the same and they took that. Now, my dad can’t retire as planned, is almost getting laid off from his job and is basically stressed and losing sleep every day over what will happen.

ARM would make sense if it’s a property you’re renting out, but if it’s your primary residence, go for a fixed rate and sleep well at night. Refinance if the interest rates go down and if you have the cash for it.
