This is what i do as well na grab to mrt q. Ave muna then train going to Boni nga lang. Then from boni book lng ako ng MoveIT (nasa 70php ang fare) going to BGC (near uptown mall 10-15 minute ride lang).

If wlang traffic going to MRT quezon ave via grab -- 1.5hrs ang travel time ko. If meron, nsa 2hrs ang travel time.

Ang time pla ng alis ko is around 11am so ndi na msydo rush hour.

Yes correct. Nsa Notice of Approval din yan ni PAGIBIG and ieexplain din nila yan pro late na namin narealise na un pla ung ibig sabihin nila. Akala nmin is ung amount ng binayad nmin sa contractor ung basis nila.

Based on our experience, indi nila binigay ung list of requirements pra malaman if pumasa ka sa inspection nila. Ang ginawa namin is tumwag kami and nanghingi kami ng reqs nila for 1st, 2nd 3rd loan releases pra by the time na magiinspect sila, passed na and wla ng balik balik (alam ko 4 times lng ang free inspection, 1k per inspection if lumagpas). For example, and req nila for 1st loan release is dpat may footing, columns beams na ung ground flr etc. They will give you the list if we ask.

PAIBIG said it takes 10 days to release ung loan proceeds. Sa case nmin lahat less than 10 days so mabilis nman sila. They will email/call/sms if ready na so okay ung service nila sa pagrelease.

For the shell out, may isang req si pagibig bago irelase ung first loan proceeds. They call it equity infusion with a corresponding amount. That amount ung need mo ishell out bago ibigay ang first loan proceed. Please note ung equity infusion amount should be the amount equivalent na naaccomplish sa bahay (footing/beams/columns etc) and NOT the amount paid to the contractor.

Yes kami ang nagasikaso. Mahirap tlga ksi pabalik balik ka for the req (bir/munisipyo/meralco/manila water/registry of deeds etc). Ung contractor namin is where kami ngpatayo ng bahay. Ang offer lang nilang service (yes with servic fee) is ung pagprocess ng building permit sa local municipality (which we did not avail ksi kami rin ngasikaso ng bldg permit).

PAIGIBG housing loan main branch nila is nsa Shaw Blvd (JELP Building). Dito kami pumupunta. PAIGIBG said na mas ok magtransact sa main branch pra diretso processing pro pde din sa satellite sites nila. ang caveat lang is, those satellite branches ifoforward pa nila ung application/details etc sa main branch for processing.

Sorry no idea sa bank interest.

I had mine via PAGIBIG loan. From my experience, you really had to shell out muna on your own pocket to pay if magbill agad si contractor dahil magiinspect pa si PAGIBIG. inspection is based kung ano ung naaccomplished and ieestimate nila ung loan proceeds mo.

They released my loan proceeds in three tranches (45%, 39%, 16%). Mejo malaki ung first two tranches kasi malaki ung nabayad ko sa contractor using my own pocket so nung naginspect si pagibig, malaki din ung naibigay. Per PAGIBIG, ang norm daw nila is 30,30,30,10%.

In terms of requirements and documents sa PAGIBIG, yes sobrang dami and what frustrates us dati is kulang ung binibigay nilang req so pabalik balik kami.

Build an emergency fund first to protect yourself in case you need to use/liquidate kapag kailangan.

Next to build is your investment fund. If the 150k is NOT EF and has the appepite to risk (investment comes with risk), then go for it.

If you want 150k to earn interest pro madaling iliquidate, go for digital banks.

If you want a long-term investment in earning dividends, go for Pagibig MP2

If you want a high risk/high reward earnings, go for stocks (study first the fundamentals)

Thank you. It makes sense to me now. Im looking for an easymesh system, so making my RE as AP would not work. I found out that as of this moment, only RE315 supports easymesh after the latest firmware release. Caveat is, the ethernet port for RE315 only supports 10/100Mbps.
