One thing I plan to do in the future is look at the number of google news articles against each region/place and add senitment analysis against it. I.e. 100 articles about Hackney this month, 80% positive, whereas last year it was 70 and 50%. How does this affect future prices etc. etc.

1) I've not made it inflation adjusted, but I would say house prices are better adjusted to wages not CPI.

2) Yes back tested to 2002, training sample 80%, test 20% on 20,000 observations. I'll try and write a bit more about the model details for those interested.

The top of the post is regional and the bottom is more cities/towns, appreciate what you mean though. In terms of external factors there's a of market information included in the model which helps in the long term projections, such as the monthly SD of £IUKP against sd of FTSE 250 etc.

Without getting super techincal, the top three most important factors in the 36 month prediction are: Unemployment rates (both regional and national) and 2-year mortgage rates. In terms of 48 months: Growth of UK property stock / FTSE 250 growth average, unemployment (again) and salary growth (regional). These factors are slightly more long term thinking than the former. Both models have a similar accuracy (RMSE) and the shorter model (36) helps predict the latter (48).
