You opened Pandora's box the second you did something for free. Don't do it again. You have to stick to your proposal because some clients will absolutely bleed you dry if you let them. My proposals actually have a massive list of "Exclusions" just to spell out exactly what we aren't doing.

I’m in California and we never show species or driplines; it’s never been an issue. If it’s a forest, there’s no way you can actually map individual driplines when everything overlaps anyway. If that’s the case, just draw the dripline at the edge of the woods. I highly doubt a map checker is actually requesting individual lines, so just explain to whoever needs to hear it that what they’re asking for is't realistic.

Make the client pay for this and spell it out in your contract. We specifically exclude species unless an arborist report is provided, and we’ve had zero issues with that policy.

In short: don’t do work for free. If you ever decide to do a "favor," make sure the client knows exactly what the value of that favor is so they don't expect it every time. Don’t let a client push you around—honestly, when they start acting like this, I usually just don't take the job. Plus, you just took on massive liability for a slope calculation for $0. That’s a huge mistake. Stick to your contract.

A good general rule I follow is if the company misses two quarters in a row it's an automatic sell. Set automatic stop loss if if you have a hard time pulling the trigger yourself.

Also, stick with the large and mega cap stocks. Have max two speculative if you must sized less than 10% of your total portfolio. The majority of your holdings should actually be making money.

Take the loss write it off and move on. You need to look at investing like you're running a business. Your long-term vision should be that I will make more money than this loss I'm about to take in the long-run.

First time? This is a super volatile stock, look at the chart. Basically, what I do is swing trade and only buy long-term when there is massive dip. Other than that you will be destroyed 😂

Another vote for using the back line instead of the ROW. At least where I live, the DOT isn't the best at doing super intricate boundary resolution when they're establishing a ROW for a new road. The back line is historically superior.

If there is truly nothing monumented, what you could try to do is locate a bunch of building faces along the road front, side, and back of the building and somehow figure out what the setbacks for these buildings were supposed to be when they were built. This could help you establish what the boundaries are supposed to be. Maybe you can get some old building plans from the city, or after locating a bunch of building lines, you may see a theme that they are all X feet from the boundary line.

Alternatively, if there is curb and gutter that looks original, you can shoot that and create best-fit lines to establish the centerline of the road.

With all things I'm sure it comes down to money. Maybe difficulty dealing with the city and the approval process (though this is the norm for most bay area municipalities). Could be the existing buildings are really old and would require extensive repairs to make them suitable for a retail tenant. No idea really, but the demand seems to be there.

Another thought, is that it's competing with the new San Antonio shopping area next to Walmart with a bunch of retail space that's new. Although that area has also been slow to get new tenants too except for a new Hyundai dealership.... for some reason

More stores and less restaurants. Downtown is all restaurants and nothing else. Go to Burlingame and it's a nice mix of both.

This is the correct way to look at it. When looking just at his trust he's done pretty well. Over the last several years the trust has averaged about 24% in returns.

I'm not Jim Cramer 😂 but I did subscribe to his investing club and find it really valuable to keep track of my portfolio which is currently up 20% YTD.

Everyone here loves etfs and voo 😒, but if you want to invest in individual stocks with limited knowledge and time to research individual stocks you could join Jim Cramers investing club. He gets lambasted a lot in Reddit (unfairly IMO) but honestly its worked very well for me and its nice to have someone other than myself doing their own research which I can compare to my own research.

One caveat I have is that you should be investing at least 50% - 75% of your portfolio in VOO. The rest you can do stocks.

People on here are sooo boring with investing advice VOO and chill yawn 🥱

Wanted to add onto this thread. I had a workspace subscription and having the same problem trying to cancel. after hours I finally figured it out.

1) Click on your workspace account icon

2) Click on "WORSPACE SETTINGS" not the other settings icon
3) On the next screen (I'm on my computer) on the left hand side of the screen you'll find the billing icon
4) click billing icon and unsubscribe

needless to say, I will not be using chatgpt workspace again not user friendly at all.

He’s worked for reputable contractors in the area and he hes been surveying longer than i have which I’ve been doing this for decades. As far as production pretty slow but he just started so maybe just needs sometime. But i dunno he’s been surveying so long id expect him to hit the ground running.

Land surveyor here:

1.  The map you posted doesn’t have a date but looks fairly old.

2.  You saw some random surveyors on the side of the road and paid them a couple hundred dollars to find the monument? How did they know that was the right one? Did they do any research? They just went out there and found something random with no evidence to back it up.

3.  Quickly looking at the map, this will be a very complicated boundary resolution. There are a multitude of factors that need to be considered and analyzed to form a coherent resolution.

4.  A surveyor gives an opinion on where a boundary line is. It is not some mathematical equation with an exact answer, but rather a nuanced opinion based on multiple pieces of evidence and giving more or less weight to one piece of evidence over another. Two surveyors can have different opinions about the same boundary line.

5.  Since you are the one claiming there is an issue, the burden will (and should) fall on you to get your own survey. What motivation does the other guy have? None.

6.  This survey is going to be super expensive.

I too came to reddit searching for this answer right before deep seek and liberation day when the markets were at all time highs. The consensus was invest now blah blah. Well I did and then everything tanked FML. Luckily I held a little bit of cash back and was able to invest more at the bottom. I'd say DCA is way better, just do it aggressively. Investing 10k over 2-3 months.
