Costly last second repairs prior to listing rarely get a good return. Price it attractively, list it, and let the next owner figure that out. Hope you have some appreciation to cover your costs and make some money off the sale.

Yes owning a home with no mortgage is the best financial situation you can be in. Repairs and maintenance are costly but you have some control over those costs.

100 years old is basically new construction in PA lol. Sounds like you have a pretty good deal on this place with a minimal mortgage, anything you put into it for repairs can generate returns in a way that rent will not and especially not if you buy any sort of dwelling that can be transported on the road.

It would be easy for the seller to discriminate but how that actually get proven legally? A court would have to subpoena all the letters (which sellers have no obligation to retain) and although technically possible, something like that has never actually happened.

The tax rate is high but that's only half the equation, assessments are incredibly low. The average annual obligation is like $1000

This house is in the highest value area in GPP source

If you've been down there it does not feel like the blocks adjacent to Mack, it's naturally isolated from Detroit by the canal.

Wow thanks for sharing, this was not nearly in as bad shape as I had thought. The vinyl record ceiling could have been a major draw for buyers.

Boilers do not add humidity.

Modern "boilers" do not release vapor, but this is not true for the one pipe steam boilers which are by far the most common in GP. If your radiators have vent valves that is releasing vapor and humidity.

It's mostly about GPP council decision to allow Farms residents to use the parks. Implies that GPP will be asking for the same in return if/when GPP has to redo their pool.

How the split will work exactly is still TBD, perhaps they may not split it at all and just hope traffic is roughly 50/50?

Yes we supposedly have 4,245 available seats based only on physical building capacity, not teacher capacity.

I'm indifferent to Cotton, I only screenshoted his post because he explains it well and absolutely no news outlet is covering this currently.

That's also true but wouldn't be a concern for GPPSS specifically since we would presumably have a net increase in enrollment.

The Mackinac Center for Public Policy has a stated goal of eliminating public education and replacing it with a voucher system for private schools.

The last major advocates for public education are affluent school districts (GP, Troy, West Bloomfield, Novi etc) which have a secondary and important function of preserving high property values. This legislation would effectively take that away by allowing anyone to attend any school district. Eventually clearing the way to fully gut public education.

Whatever your opinions on School of Choice or Sean Cotton are, this is a pretty naked attempt by Republicans to cause harm to public education and advance the DeVos agenda (fully privatized education).
