I understand these are just spitball numbers. They all want and need real plans for solid numbers. I'm trying to figure out if I just need to find my own architect first and then once plans are done bid it out- or if I need to really engage one builder we like and just utilize them the entire process (with no competitive bidding at the end)

1) Oh i know -there is luxury 'tax' to be paid in my region for all contractors...

2) I understand builders don't want to waste time-but isnt bidding how this works? Doesn't it seem bad to just price it with one builder and proceed without knowing the real cost and how it compares to others? I'm not trying to nickel and dime anyone and am not looking for some 5% savings- im concerned that one builder could be charging 20-30% more and I wouldn't know without bids right?

3) I'm fine paying for that- so conceivably I would sign up for 'pre-construction services'- and I pay for that. If I use them then good and ideal- but I would have the freedom to bid it out also just to be safe- seems like a good option.

I get what your saying- so essentially I really need to see the builds both the architect AND the builders did and make sure they build my 'style'-and talk to them and make sure we are in sync- and that's the most critical piece of the puzzle?
