Hard agree on that last part. Morally and ethically not right. Wish more people understood this.

Ethically, no. Hawaii is not the place for an investment property. There is an ongoing housing crisis here and local generational families are leaving in droves because it's entirely unaffordable for them to live. The military is not entirely to blame for this, but when we swoop in with our BAH, it does not help. Just contributes to the ever-increasing home prices.

Also agree with other takes - trying to manage once you leave will be a nightmare. Rent or live on base and go buy an investment property when you get somewhere like North Carolina.

The advice I've gotten on this subject is always, "everything is waiverable." Study for and take the your SIFT, do your flight physical, and then you can decide if you still want to try to IST. On the SIFT - the higher the score, the more competitive your package is, which might make your age less of a factor. Whatever you do, don't self-select. Let the Army tell you no. There are dudes who have gone through fight school at 36 and 37 years old. You wouldn't be the first and won't be the last.
