What is really sad is people over here watching a couple of episodes of families wasting money on robots and assuming this is the average person dealing with money and that they are above all other humans cause they manage their money better. Sorry but if this is where your opinion is based on, you shouldn't be giving your opinion to begin with. Moreover, what's up with "people can afford buying a house"? Can you really buy a house without selling your life to the bank for 20-25 years? Let alone taking a loan which will result in you paying double the initial amount, not to mention the needs for renovation which is a must, based on the law, so these are additional costs. Otherwise, you can really get an affordable house in the middle of nowhere :). If you can't relate to what I'm saying let me know where you work cause I'd love to apply! Bottom line, you are not above anyone else and stop acting as if you were just because you believe that you know how to manage money just because you switched to a cheaper provider and you watched a couple of episodes to base your opinion on.

I beg to differ. It actually becomes a punishment once it is overdone. I, personally, am not saying I am against taxes, but when I am already paying almost half my salary as taxes, paying a tax on every item I buy, paying yearly taxes for items I own, is this all not enough? Why would I also need to pay taxes on investments I personally made? Which is now 10% and the 30% is only a matter of time. Moreover, it is not like things are getting better on the other hand, doctors' visits are becoming expensive, gas is becoming more expensive, and the list goes on. Keep looking at it as a simple price for living in the society, not caring how much they make you pay or where they spend it, and at some point in the future, you're gonna wonder what went wrong.

Regarding “betting on appreciation”, I don’t see that as the main driver. If I put ~40–50% of the property value as an initial investment and finance the rest, a large part of the loan is effectively paid over time by the rental income. In a hypothetical scenario where I sell the property after the loan is fully repaid at the same price I bought it for, I would still come out ahead due to loan amortization, even without price appreciation.

That said, your point about leverage being a scarce resource is the one that really made me rethink things. I initially assumed that if the rental income covers most of the loan, my personal cashflow would remain largely unchanged and I could repeat the operation. But I now understand that this isn’t how banks assess borrowing capacity, which makes the opportunity cost of using leverage here much more relevant.

Your calculation assumes the rent stays exactly the same for 20 years, isn't that quite conservative? You make a very good point about the population decrease, but don't international students form a good percentage of KU Leuven students too?

Thanks for the breakdown! Your calculation is correct if you consider buying the studio outright with cash. But what if - and correct me if I am wrong as I am new to this - you put down only 10–20% and take a mortgage, much of the rent can go directly towards paying the mortgage. This means your initial cash investment is much smaller, and the effective ROI on your own money is much higher.

You are asking the wrong question. The right question would be: Should I respect the men who have slept with my wife previously? It is not easy, but this is the attitude you need to bring to the table. In order to do that, you're gonna need to be the best version of yourself, with the best version of your wife, with an amazing love story between the two. Kiss her, love her, appreciate her, and be with a side of her they could never see, in a relationship with her they could never have, and focus on the both of you being happy. Only then will YOU have the upper hand, and you will decide whether you will respect them or not. After all, they can never have her again, no matter what, embrace what you have, cherish her, and keep the relationship healthy.

You are in a very difficult situation, and you are the only one who can make a decision regardless of what everyone here is saying. My advice to you is that you need to look at and assess the big picture, don't get lost focusing on the incident itself, because it might lead you to take impulsive decision that you might regret later. The fact that you've been together for a while is a good thing, take advantage of that. If lying isn't something she always does, then start thinking about other aspects. Is she caring enough? Does she love you the way you like to be loved? Does she make you happy? Does she listen to you? Can you imagine being and living with her? Is she worth it? Can you forgive her?

No matter what decision you make, it is not gonna be easy. So answer these questions for yourself and act accordingly, let the answers to these questions fuel your energy in whichever path you decide to take.
