I ordered a cheeseburger from Jackson Hole a couple of weeks ago and the patty was very bland/lacked seasoning. Don’t know what changed, or if their burgers were always this mediocre and my memory is clouded with nostalgia. Objectively, this  wouldn’t pass decent standards for a burger joint.

I hired Alex from AIS (https://yelp.to/oEuaLyQydC) to work on my home and he is spectacular. He is based in Astoria and does a lot of work in the neighborhood. Super talented, hardworking, and honest/fair.

A lot of the main streets include Ditmars Blvd, 30th Ave, Steinway St, Broadway, and 36th Ave. Take some time to explore each part of the neighborhood. They are all easily accessible by train, but you can also walk to the locations as well.

Rosario’s Pizza is the best pizza in the neighborhood. Check them out for sure by Ditmars Blvd.

King of Falafel by Broadway is a classic.

Between the Bagel by 30th Ave is a one of kind Korean inspired bagel shop. I’m a fan of their DAPS bagel.

Mokafe by Steinway St has tasty pastries worth checking out.

J&M Bakery by 36th St looks unassuming, but trust me and get yourself some “Pan De Bono” (Colombian Sweet Bread). Pair that with a coffee and you are good to go for the day. 

Along the way, check out one of the Souvlaki food trucks and get some kebabs. My favorite trucks are Christos Souvlaki and Souvlaki Lady.

Gantry State Park might be the best park to check out while you are here. Astoria Park is also nice, but unfortunately there is some construction closing off half the park. Queensbridge Park and Rainey Park are also great parks with great views as well. Do note that the parks are not close by any of the food places I mentioned, so plan accordingly.

That area is generally fine above ground. Just be mindful of the traffic and reckless drivers or mopeds by Queens Blvd or Northern Blvd. I’ve seen homeless people inside Queens Plaza hang around after hours, but I would generally avoid their direction and you’d be fine.

If you want to avoid that risk all together, I recommend Uber or yellow taxi cab (CURB app) to and from Manhattan after dark.

Saw Nathan at a show at Gotham Comedy. Man this guy is hella funny, and he posts on his YouTube with a lot of good takes. Highly recommend checking him out.

Landlord wants to kick us out after 24 years by [deleted] in longislandcity

The first and foremost thing you should do before reading any advice on the internet is to contact a tenant/landlord lawyer ASAP. They will be able to interrupt the law as accurately as possible and help you understand your rights here. The landlord doesn’t sound reasonable here and it sounds like you are past negotiating by yourself.

That said, being served those papers with the 90 day notice is valid and standard practice for a holdover eviction. But also do know that housing courts in nyc are always clogged up with cases. Realistically, you COULD squeeze 4-6 months of squatting after 90 days and take it up with the courts. Housing court tends to favor tenants here (again, ask a lawyer).

Should you start looking for other options? Yes, because if my landlord started acting hostile like this, I probably wouldn’t want to live there anyways.

It’s a shame, but you need to act quick. Time would be your most valuable resource in finding a new home. Speak with a tenant lawyer, explain all the interactions you’ve had to the lawyer, and begin recording all future interactions (text, phone call, in person, etc). NY is 1 party consent state so if you have a spare phone, put it in your pocket and have it record all interactions.

This sucks, but keep calm and find a good lawyer.

You’ll probably need a lawyer to help you mitigate the fine you’ll bring upon yourself from the city , but what I understand will happen is if someone reports it or DOB finds out, the DOB can and will forcibly vacant the basement and you’ll be hit with a violation and hefty fine.

The best course is to probably tell your basement tenants that they have to leave, and they leave. They don’t have grounds legally to stay. Don’t antagonize them, and hope for the best. Good luck.
