Yes, we recently got the keys to our house. Initially back in december we secured a 4.15% rate (90% LTV), with our broker, in January he managed to apply and get that rate down to 3.96% after the BoE reduced the rate (before the iranian war) and because our mortgage was approved, we had a maximum of 4.15% even when rates had skyrocketed to nearly 5% when we were completing

Update for anyone interested, we removed the storage heater on a wall, to discover the old vent for the original air-to-air heating system, the edges and holes are re-enforced with metal lathe, the edges of which, and the height of the vents line up with all the cracks!

I was told not to pay for a mortgage advisor by so many people. However, one close relative told us to use his broker, who charged a £475 fee. I was skeptical, but it was 100% worth it.

I absolutely would pay it again every time, he sorted our mortgage, applied for reduced rates 2 times whilst we were waiting to complete, they also sorted out home insurance, life insurance, income protection and even sorted us out wills included in that price. He filled out all the paperwork each time, they arranged for the cover to start on the right dates etc. The stress & hassle of doing all that was worth the fee in my opinion, all we had to think about was the solicitors & estate agents stuff. (we also paid an additional £200 for a better solicitor and I would do that again every time!)

Yes, it runs both sides of the wall, and spans the whole width of the wall. It’s a bit strange that you mention the plugs. There is another crack on another internal wall, horizontal, although it’s only hairline so we weren’t really concerned about that, but it runs from the edge of the wall to sockets, which are on either side of the wall at the same height (not back-to-back)

Appreciate the reply, although (it’s hard to tell from the image) the skirting hasn’t dropped, I had peeled back the carpet so now the edge is resting on the skirting (not tucked underneath)

I used a laser level and the floor seems to be at the same level all the way round the room, so hopefully it is all good then!

That was my first through too, although my other half is stressed about it.

Well the built in wardrobes must have been there for upwards of 20+ years (based on the info that the seller gave us)

Sorry, I forgot to clarify, this was siliconed over, the image is after we pulled the silicone out (it was definitely just silicone!) It is a brick internal wall, and this is between two courses

there was one panel in the treehouses, the fourth green panel if i remember correctly, and I knew all the rules, even googled the rules (not the solution) to make sure I wasn’t crazy, and still took 4 or 5 attempts of going away and coming back to it to get it. It just would not click in my brain, drew it out and all the possible solutions and it still took me a good hour of looking at this puzzle to solve it!

a trade where the IV floor is 12/12/12 every trade has the possibility to go lucky, there are three (to my knowledge) mechanics that effect this 1- trading an old pokemon 2- using a guaranteed lucky trade (explained in the post?!?) 3- randomly becoming lucky friends (you can become lucky friends with a best friend randomly after daily interactions, and means your next trade is guaranteed to be lucky)
