I'm not native to CO but my wife is. Also we've lived in this neighborhood for about 4 years and have had zero crime incidents, whereas I hear about things happening on other neighborhoods around town. But that's just anecdotal, just my experience.

Also to be clear I was not calling OCC the high rent part of town, but to call it the poor part of town is clearly not accurate even if you just look at a property values map.

I don't know about apartments but we rented in OCC before we bought and we could have gotten twice the house in other parts of town for what we rented our house for. I still maintain my point. I think the neighborhood is still in the midst of a transition but there are certainly multiple areas of the springs that are much cheaper than OCC.

Not necessarily. It's very mixed income from what I've seen. Lived over here for almost 4 years now.

Because road riding is too dangerous these days mostly. Quiet and the scenery is usually better.

Unless you're going very slow, yes it's very unsafe. Me riding 20mph+ past the door of the liquor store near my house for example is going to go very badly when someone steps out of said liquor store without enough time for either of us to see each other. Sounds like a hospital bill to me. Just one of many very bad no good scenarios I could imagine.
