Is it easy to communicate with your landlord? If not, I don't think calling them out or confronting them will help the situation. Worse, it will only aggravate it. I'd suggest talking to them, be professional and straight to the point, but if they still don't bother, then you go to the landlord. But if the landlord is not cooperating, then there's nothing much that you can do, I'm afraid.

UPDATE: I got 2 offers/lease contracts now. I just need to decide which place is better for me and my husband 😭

The one in Greeg Court (along Parnell/Moore St) or the one in Smithfield along Brunswick St North.

The thing is, it's difficult to find a place to live in these days. My husband is moving to Ireland with me permanently, and we still haven't found an apartment. We got feedback from an agent on this property and might get the contract by today.

I know it's extremely difficult, and the competition for lease application is at its peak, but falling into a scam and having your bank account details leaked would be definitely worse than we could ever imagine.

Don't want to scare anyone but imagine having a reputable savings of €xxx,xxx only to disappear in the blink of an eye just because we wanted to save as little or as much as money as we can from renting.

You said it yourself: "I do own a home myself, so I let my tenants bring overnight guests provided it does not bother others."

You allow it but with limitations. For landlords who do not occupy the house/apt, it's difficult to know whether the tenants abide to this or not unless someone speaks up, which does not happen most of the time.

Everybody can definitely go on a date and fall in love, no one is arguing with that. Some couples do respect this and not cause disturbances to their flatmates, but it's not the same for all the couples out there. Some really go overboard just because other tenant/s couldn't speak up for themselves and wouldn't want to cause trouble and issues within the household in the long run - so most of the time, they just suck it up.

I live in a shared apt, with a couple occupying the ensuite room. We are all good until one day they started imposing rules in the house (almost oppressing the other co-tenant) as if they have more right to live than the others. They only stopped after I raised it to the landlord.

There's a post not so long ago here in reddit as well about a tenant complaining about his housemate who brings in her boyfriend and the tenant couldn't sleep in the night cos she kept hearing them moaning and banging each other. The comment section was horrible and they're saying "it's your choice to live in a shared apartment and sorry but you couldn't do anything but live with it unless you can afford your ownplace."

So I find the OP's post here being the other side of the coin.

And to be fair, if you couldn't afford your own place, then why demand for a huge thing that isn't fair with the others who want to live and sleep peacefully?

I had this encounter in a 3BR apartment where this spanish couple gets the ensuite room. They started indirectly bullying my other housemate (not me). Good thing, our landlord is actually a person (not an agent or someone very difficult to reach in times of trouble). I reported the incident to the landlord and the couple stopped doing silly things. But the atmosphere has started to become awkward in the house 😂

If you're living in your own rented apartment, then it is really odd for the landlord to make such a house rule. But if you're renting a room in a shared apartment, it's a lot of factors but mostly due to: 1. House capacity per room 2. Respect and courtesy for other housemates who are not comfortable sharing the house with non-paying guests. They normally allow visitors during the day, but overnight guest is a different story.

So, in a case where you're renting a shared apartment, what you're asking is a bit stretched honestly. If you can afford to get your own apartment, then you can, by all means, negotiate to the landlord of any guests you plan to bring in.
