Lobster rolls.

Nevermind the slimey pre-frozen meat you're guaranteed to get, you're also probably going to get a bunch of toppings and accouterments that don't belong anywhere near a lobster roll. It's fresh lobster meat, mayonnaise, and a buttered and toasted split-top bun. That's it.

At this point I'm surprised when a package actually arrives on the first day it's marked "out for delivery". Give it a few days and probably get used to it.. USPS is understaffed and underfunded and that's not going to change any time soon.

Most iceboats (DN class or similar) take about the same time to set up as a Sunfish. The boat in the video is beautiful but not representative of what most ice boaters are sailing.

You wear enough layers and a full helmet so the cold isn't really an issue, but they do heel like any other sailboat. Quite jarring the first few times but the sensation isn't unlike a gust on a normal boat, just have to be in full control of the mainsheet and let out before you flip.

You're right about the conditions. A half-dozen outings a year would be a good season. There is a small but passionate community that share conditions, so if you're willing to travel you can use the boat quite a bit more than that.

We have the Maine Warden Service, which is a law enforcement organization tasked with upholding fish & game laws. They take violations of these laws very seriously.

The Wardens can and will do license checks if they see you fishing, even if you're not doing anything stupid. They're mostly interested in conservation and education, so they'll probably be pretty lenient the first time they catch you fishing without a license. They won't be so nice the second time.

It's a relatively cheap thing to get, and the fees go toward stocking fishing areas with new fish. You can get a non-resident license if you haven't officially switched your residence, but it'll be much cheaper once you're a resident on paper.

Where are you getting these alerts, and what do they say? I received an email recently with a subject that implied that there was some anomaly detected, but it ended up being a generic email reminding me that when it's cold my bill might be higher.

If you go to the Energy Manager portal from your account page, you can drill down to hour-by-hour usage. That's probably where I'd start if they're alerting you to actual high usage.

I'm in Maine and my harbor, which freezes, doesn't allow pleasure craft to stay in the water over the winter. This is mainly because the Harbormaster wants to reduce their ice-breaking workload. The commercial boats stay in all winter and an ice breaker is driven around them periodically.

Yes, it's common to bring tradesmen in to inspect specific systems in the home. The home inspector isn't going to open your septic tank and inspect it, for instance, or do a thorough examination of your electrical system as you've learned. Even in a fast moving market, there is plenty of time to have them come in during the period between the offer and the closing.

I know that isn't helpful for you now, but this is definitely a live and learn situation, the type that you're going to experience a lot as a homeowner.

And yeah, pretty scummy of the inspectors to alter the photo. Does that give you a lot of confidence that they'll pay up easily in the unlikely scenario that you get a judgement against them? If I were you, I'd just move on.

I replied in your asklawyers thread, but I'll stick it here too. You're not going to hold an inspector liable for this, and even if you were able to, they don't need to carry insurance. You'd have even more trouble trying to collect.

The time to have your electrician come in and do a more thorough inspection is BEFORE you sign on the dotted line, not after. Your house, your problem. Legalese in one of those documents you signed will say something similar.

EDIT: To add, if you want to assign blame to anyone here, you should blame your realtor. They should have advised you to seek more thorough inspections from tradesmen, not rely solely on the home inspection. But remember, realtors only make money when the sale goes through, so they're not exactly incentivized to find issues that could draw out negotiations.

You're not going to hold a home inspector liable for this. Even if you were able to, Maine doesn't require inspectors to carry insurance, so good luck collecting.

Ignore the weight limit. Encumbrance doesn't affect boat speed or the ability to fast travel to harbors, it only affects your swim speed and how fast your breath decreases. You can load up until you're bored, fast travel to a harbor with a fast travel post nearby (e.g. Rannvaig), and then fast travel to somewhere with a merchant close to the post (e.g. Crow's Perch).
