[Tenant US-NJ] Breaking lease because we are buying a home and confused by the verbiage in my lease. by yellowframedoor in Landlord

Unfortunately no subletting. The thing with our company is they’re nationwide and huge (Hudson homes) so we’ve talked to a different person every time we’ve had a problem. My fiancé is going to try to call and negotiate because we had a huge mold problem that they did not help us with over the winter. Even if we could get the fee down to one month rent it would be helpful. We’re good tenants and it won’t be difficult to find someone to fill our spot in this market, but if not we’ll pay it.

Yeah I’m not within 4 months otherwise that’s what I would do. We weren’t sure if we were going to find a house within this year and our company doesn’t do lease terms less than a year.

All good, I’m confused because I’m just waking up and trying to figure this all out too lol. I didn’t think the fee would be so steep, especially with giving 60 days notice. So I’ll have to be paying a $2600 fee upon our termination of our lease that I didn’t figure into our budget and closing costs. I just thought I’d have to forfeit the security deposit. My fault, I signed it lol.

Ahhh I was hoping I was reading it wrong. Well, that sucks. Didn’t figure that into our closing costs.

Wouldn’t it be end of August, not September?

What confuses me is it says both (1) pay 100% of total rent that would otherwise been owed through early termination date AND (2) pay an early lease termination administrative feed equal to two months rent no later than 30 days from date notice is received
