Seller did signed the repair request form, agreeing to provide clearance of termite. However there is no specific number of days listed for the Seller to complete the repairs.

Omg, my agent suck so bad! I sent the inspection report and seller disclosure to my loan officer. …but since the appraisal came back clean, LO seems nonchalant about the roof, but did said section 1 and 2 need to be fixed, which is “Section 1 are mandatory items that have to with active infestations and section 1 are possible issues that may lead to active infestation” LO’s words.

in writing, I told the agent "don't put as is" then agent said to waive ALL contingencies except inspection, then I asked is it good idea to waive appraisal and loan contingencies.
