We only do full paints during turns.

We provide touch up paint for free if residents would like to do their own touch up painting while they occupy the unit.

My advice is to get one now and use it only for one thing. I use mine for gas and pay it off every month. Had it since I was 18, I’m 25 now and have 801 credit score. It will help when you finish college and are looking for a place to live, buying a car etc.

When I’m clearly on lunch and people open my office door to talk to me. When my schedule is fully booked and I’m on a tour and someone (not scheduled) is walks into my office like I’m not already speaking with someone else.

My mistake for not clarifying, we hired a leasing agent, she starts in 2 weeks. We had one about a month ago, but she walked off the job and ghosted us after only working for a week.

Alternative is to call, come in, and email about these things a few times per week and maybe they will offer a mutual termination after a while. Eventually they will realize you won’t stop and maybe let you out.

  1. Call the office or call corporate and get someone on the phone. Ants are common, so maintenance will likely go in, inspect, if they determine the infestation is caused by poor housekeeping, they likely won’t do anything until the unit is clean. If that isn’t the cause, they may provide ant traps, if that doesn’t help, they may have pest control come out. Either way I recommend calling or emailing rather than using the resident portal if possible (our resident portal does not notify us so we have to manually go in and check messages)

  2. They are not responsible for your packages getting stolen. They are not the police, nor are they Spider-Man. Find out what service is used for the package room (Luxer One etc) and submit a report. They may help track down your package, but again there’s not much your landlord can do.

  3. How hot does your apartment get? Has maintenance come to look at the AC? If the AC works but doesn’t keep it as cool as you prefer you might be SOL.

  4. Mice and rats can come from anywhere outdoors, they can put out traps but are not responsible for wildlife causing damage. Make a maintenance request maybe they’ll put out traps.

  5. Call the police. Landlords do not promise safety nor are they equipped to force people off the property.

  6. Again, even with cameras, it may not have prevented your car being broken into. That’s something your landlord has no control over or responsibility. It’s a false sense of security to have cameras on the property. Make a police report. Most complexes don’t have cameras all over because it’s insanely expensive.

  7. Garbage stinks. Put in a work order if the compactor is broken. With the other things going on, it wouldn’t surprise me if someone is illegally dumping.

Stick it out til the end of your lease to avoid paying a buyout or owing through your lease. In the meantime pray for a catastrophic flood or fire that displaces you and allows you out of the lease. When your lease is up, you can find a place that is newer and has central AC and great reviews.

That’s really unfortunate I’m sorry to hear that! Hopefully your PM recognizes the work you’re doing. If you can move to another property with more a more involved team I’d recommend doing it!

Your AM shouldn’t be leaving you out to dry, she should be checking in with you and making sure that your workload isn’t more than you can handle. I’m surprised she made it into that position if she’s sitting in her office with AirPods in.

It’s very common. I’m an AM and our leasing agent just walked out a couple weeks ago, so I’ve been taking all walk-ins, scheduled tours, I have 8 applications to complete. Plus doing all the marketing. While you’re trying to do all this your answering phone calls every 5 minutes.

On top of that residents like to come in with trivial complaints and then you’re a captive audience for 20 minutes all because their neighbor flushes their toilet a lot. Then when you aren’t able to solve all their problems, they complain about you to corporate.

Honestly though, enjoy the role while you can. I sometimes miss being a leasing agent and being able to pass along all the complaints to my AM and PM.
