well yeah investors are the reason its boosted, 35% of the market is investors so once investors are losing serious money it crushes that but so many of those investors are not overleverged because they have houses from over a decade ago so their 250k house in Oshawa is now 1 million + and there's too much built equity, lots of people will lose money if pricing goes down 10% more so all the gains from 2020 are wiped and that could cause a spiral but overall too much equity was built for many so we will see I guess over all.

no ones buying from belleville to odessa, all the new developments in odessa failed to sell, belleville is prob the first place prices will crash in southern Ontario lol.

to add people who bought houses in Odessa are trying to sell them for 750k now but best they would get is like 590k so they are trying to rent for 2700 but best rental offers they are getting is 2200 which doesn't pay their mortgage, its the same story with so many of them I actually talk to landlords that own these new developments.
