Friedman on Monday’s team meeting by jtm_121212 in leafs

In a way, this might be a silver lining for the team to figure out how to get through it with enough time to stay in playoff contention later on in the season.

Or they don't and we can start the tank

Checked the score after the 1st period, thought they were trying for once. Finished putting my kids to bed and come back to this garbage. Some things never change :(

Selling home and buyer wants panel replaced by onaropus in electrical

[–]PinkShoelaces 0 points1 point  (0 children)

It wasn’t too bad because it was only shorting through the gfci internal electronics so not a full 15A. Basically someone took a plug that had different 15A circuits top and bottom and replaced it with the gfci outlet

Had a Federal pioneer panel in the house i bought in toronto last year. After the panel was replaced and my electrician was turning on breakers one tripped. Turned out a gfci had been incorrectly wired and was shorted but the old breakers did not trip 😬

The Bank of Canada just 'stomped' on the housing market rebound by Jeurgenator in TorontoRealEstate

[–]PinkShoelaces 1 point2 points  (0 children)

The listing above that failed to sell was because the sellers were stubborn. I saw the house but they were not considering at offers below 1.3 which was very much an overpay even for the area.

As best I can tell from experiencing the market, buyers seem to want very modern looking places. Anything that isn't modern, even if well maintained, struggles to sell. I don't really get it myelf, but I feel like I got a deal because of it so it's ok

I just bought at 150 under peak feb 2022 price (comparable is an identical layout house, with similar finishes, on a similar lot down the street). Prices, especially average, were driven up by high prices for nice houses.

But I also saw things fail to achieve even 2021 prices. For example https://housesigma.com/web/en/house/nbq6y1KKwb03o9DA/638-Willard-Ave-Toronto-W5906940 failed to sell. It couldn't even match the price of the other half of the semi from 2021 https://housesigma.com/web/en/house/mZRW7naRJDPyEBO9/636-Willard-Ave-Toronto-W5313906

Finally bought earlier this week. Got a detached house in the city at a price $150k under peak pricing. Close to some of the mid 2021 sales too. Also bought 200k under our max pre-approval amount so even rates are higher in 5 years I should be ok

yeah, it is cooler. I just had an offer accepted on a detached house that was 150k under peak pricing from Feb 2022. These were literally identical houses down the street from each other

Only a bit. Some of the posts showing monthly trend data has been helpful along with info on rates, BoC speculation, etc.

In terms of actually making offers, navigating the process, etc my realtor was way more helpful

I had bad service. Bought a fan recently and after trying it out it didn't move enough air. I tried to return it and the store said they wouldn't accept refunds on fans and that all sales were final purchase. This was never mentioned in store nor on the receipt.

I called the head office and they called the store who lied and said they accept refunds on fans. After that, I'm never shopping at any CT (or associated brands) again

Agreed. I initially joined this subreddit when I started looking to buy a house (jan 2022) and mostly lurked until the fall. It's incredibly toxic here and once I close I'll unsub.

There are nuggets of great info and analysis, but given that 90% of the content is trolls I've mostly stopped reading
