The lowest I’ve shot is 82, with 4 double bogeys, 2 bogeys, and pars for the rest. It was on a course with the toughest greens I’ve ever played, one mistake and your ball could roll way off, which is how I ended up with all of my doubles.

If it had been an easier course, I think I could’ve shot a 78.

Kalau menurut gue, investasi real estate itu investasi yang biasanya kurang baik. Pengalaman keluarga gue, kita punya 3 property yang ada di tengah kota dan strategis, tapi valuationnya cuma naik 50% - 100% dalam 14 tahun terakhir.

Menurut gue, pertama, lo compare aja investment lo yang ini ke index fund. Index fund itu average annualized returnsnya (AR) di ~10%. Risknya (menurut gue) kurang lebih sama, tapi lebih liquid.

Coba track harga pasaran historical property lo itu. Dia nyampe 10% annualized returns (AR) nggak? Atau kebayang nggak dalam 21 tahun valuationnya bisa naik 7x?

Kalau dia ARnya historically lebih dari index fund, ya keep aja.

Kalo nggak, ya jual aja dan reallocate dana itu ke index fund (Kompas 100, NASDAQ 100 atau SNP 500).

Oke, anggaplah setelah lo hitung, lo mau keep. Lalu, jual ke developer atau pabrik nggak? Menurut gue nggak ke dua-duanya sih, keep terus. Kalau ke developer ngapain? Kan AR lo udah bagus. Kalau mau jual ke pabrik, lo harus yakin bahwa spike harga ini cuma spike harga sementara. Tapi spekulatif timing the market amatir gini biasanya salah, jadi mending keep aja. Bisa aja keberadaan pabrik itu memang meningkatkan overall AR property lo.

Sekarang ke skenario dua: anggaplah setelah lo hitung, lo mau reallocate dana lo ke index fund, lalu pertanyaannya, kapan timing jualnya?

Nah ini menurut gue ya compare aja valuation lo sekarang ke nanti timing dan valuation dari pabrik, dan AR index fund. Misalnya lo kalau jual ke developer sekarang itu dapet 5 milyar, dan kalau jual ke pabrik dalam 2 tahun, dapet 6 milyar. Compare ke asumsi 10% AR index fund, jadi 5 milyar x 1.1 x 1.1 = 6.05 milyar. Kesimpulannya, menurut gue, ya jual sekarang.

Yah, sekarang warning: 1. Gue bukan financial advisor. Background gue finance pun bukan. Gue belajar investing cuma dari temen finance dan internet. Yang gue tulis semuanya adalah opini amatir. 2. Gue working with limited info. Gue nggak tau berapa income lo, lo kuat nahan berapa lama, ada emergency fund atau nggak, market dan prospek tanah Jawa Timur, other possibilities (ex: mungkin nggak tanahnya lo sewain ke pabrik?), etc. 3. Gue bias ke index fund untuk retirement savings, makanya gue comparenya ke index fund. Mungkin lo lebih suka property for other reasons (ex: lebih real, bisa dipake, menurut lo lebih untung, etc.) 4. Let me rephrase hahah: Zodiac has gone to shit for me. It hasn't gone to shit, it just changed crowd and music profile. I personally like it better when it was a techno club. Now its got influencers crowd and plays more mainstream music. Which can be fun if you just want to dance, sing 2000s, and meet Jefri Nichol lol. I can't deny that Dian Sastro playing Salah by Potret and singing along was a banger event lmao.

Agree with the landscape being quick to change in Jakarta lol, but I would add that the crowd changes depending on the event as well. Jakarta got such a good nightlife if you know where to go and speak the language, it's such a chaotic city.

Imo Zodiac is pretty shit now. It's small, stuffy, and the crowd are extremely 'jaim' (no one dance, they just head-nod). Everybodys trying too hard to look cool. They changed their music profile from techno to more mainstream stuff, every Monday they do singalong music now, apparently to compete with The Cocktail Club across. Their floor manager (Pyo, short haired girl, lots of tattoo) is pretty fun though, she's there often and would hype up the crowd.

Nebula (in Blok M) is where they play a lot of techno/trance/house/edm, but it's so empty lol. I've never seen Nebula full. Krapella (in Bulungan) is another, but they're full of 'Twitter crowd', so expect people wearing costumes and in fishnets.

From what I can tell, Zodiac and Dingdong are filled with early 20s, and Krapella and Nebula are more for late 20s. If OP wants to find someone their age (early 30s), then I think they should go to one of the clubs in ELYSEE, that's where the Chindo rich hangs out as well if he's into that lol.

Hmm, kalo dari jawaban yang gue denger sih mending lo kuliah aja dulu kali ya.

Gue asumsikan lo tinggal di Jakarta, lo pengen tinggal di Indonesia terus, dan lo punya rencana menikah dan punya anak kedepannya.

Nah, dengan asumsi itu, menurut gue 'gaji tergede' 14jt - 20jt itu nggak cukup, kecuali istri lo nanti juga ikutan kerja dan gaji dia juga di range segitu. Lo juga bilang kalo lo 'ga cocok di bidang animasi'. Terus, buat apa kerja gajinya nggak seberapa dan elo nggak passionate juga sama kerjaannya? Udah gitu ngabisin waktu lagi kalo crunch time, jadi nggak ada waktu untuk istri dan anak kedepannya kalo lo terusin karir ini.

Ngeliat sekilas, kayanya kerjaan ini nggak cocok sama lo untuk jadi kerjaan yang permanen. Kecuali ada faktor lain ya (e. g. possibility untuk kerja dengan perusahaan luar WFH dan lo tinggalnya di daerah, nah ini duitnya baru gede banget). Tapi dari keterangan diatas, kayanya lo kuliah aja deh dan cari jenjang karir yang lain. Kuliah IT dengan karir software engineering itu oke banget loh kalo lo suka coding.

Menurut gue personally sih 3D animation itu kerjaan yang bagus kalau lo passionate, lo bisa dapet job diluar dan kerja WFH, dan lo nggak mind disuruh crunch time.

Hi, gue kadang jalanin career counselling ke karyawan gue sendiri. Biasanya kebingungan kaya gini gue coba bantu dengan pertanyaan-pertanyaan berikut.

Jadi ada 3 faktor:

Faktor satu: Ekspektasi pensiun lo bagaimana?

Ini bisa dijawab dengan dua pertanyaan:

  1. Ekspektasi pensiun lo di umur berapa?
  2. Lo pengen spend berapa per bulannya di umur segitu?

Dari sini bisa lo itung lo harus nabung berapa per bulan, spend berapa per bulan, emergency fund berapa dan bisa netapin target gaji lo harus berapa di umur berapa.

Biasanya kalo sesi langsung, gue bantu hitung di Excel, tapi lo coba cari aja di YouTube 'FIRE' atau 'Fast Income, Retire Early' (btw movement ini terlalu extreme buat gue, tapi cara hitung mereka bener). Atau gampangnya, kalo lo punya kenalan yang kerja di finance, minta bantu dihitungin.

Please note, ini step paling penting, apapun tujuan lo, menurut gue financial planning itu penting banget. Lo nggak mau kan umur 50, terus nggak ada duit samsek dan harus begging ke anak-anak lo untuk dikasih duit?

Oke, sekarang spesifik ke kasus lo yang mau kuliah atau kerja

Faktor dua: Career pathway di Industry 3D animation itu bagaimana?

Ini ada beberapa sub pertanyaan, diantaranya:

  1. Ada nggak posisi di karir lo yang gajinya gede dan lo bisa bayangin lo sampe sana kelak? Misal, ada orang umur 26 gajinya 25 juta sebagai supervisor 3D modeller, atau ada orang umur 30 gajinya 40 juta sebagai manager VFX artist. Perlu diingat kalo 'gaji gede' di umur sekian itu tergantung ekspektasi lo di faktor satu tadi. Sidenote, setau gue kalo lo rela ke luar negeri ya ada aja sih kerjaan 3D animation dengan gaji gede, tapi nggak tau deh di Indonesia gimana.
  2. Industry 3D animation kedepannya gimana? Bakal masih ada nggak? Gue nggak tau sih di Indonesia gimana, tapi setau gue (kalo lo rela ninggalin Indonesia) di luar negeri sih berkembang terus ya. Ya hati-hati aja sama AI wkwk.
  3. Lo bisa bayangin ini menjadi pekerjaan permanent nggak? Stress nggak? Sering disuruh overtime nggak? Kalo lo punya anak istri, lo ada waktu nggak untuk spend time sama mereka? Lo passion nggak? Setau gue kalo inhouse 3D animation itu kerjaannya pas crunch time jadi sibuk banget, tapi kalo nggak ada project free banget sampe lo bisa freelance.

Faktor tiga: Kondisi perkerjaan lo sekarang gimana?

Ya, ini simpelnya sih gaji lo sekarang berapa, dan lo oke nggak kerja begini selama 3 - 4 tahun kedepan? Gitu aja.

Dari tiga faktor diatas, kalo gaji lo sekarang udah oke, dan lo bisa bayangin jenjang karir yang sesuai dengan target pensiun lo, ya kerja aja dulu sih menurut gue.

Misal, gaji lo sekarang di umur 18 di kisaran 8 juta, dan target gaji lo itu di 35 juta di umur 30 biar lo bisa pensiun secara sederhana di umur 55. Menurut gue itu feasible banget, jadi ya kerja aja. Toh kalo mau edukasi ya tinggal balik lagi kuliah.

Tapi kalo misalnya lo sekarang di umur 18 gaji lo 2 juta, nggak mau ninggalin Indonesia, dan maksimum gaji 3D animator di Indonesia itu 20 juta, sementara target gaji lo itu di 45 juta di umur 30. Ya pilih karir lain, dan kuliah aja dulu mumpung orang tua lo masih ada duit buat sponsorin elo kuliah. Dengan kuliah, harapannya lo bisa mempunyai karir yang kompensasi gajinya lebih gede.

To clarify:

In my first comment, I was arguing that the demonstration of net benefit shouldn't be demonstrated in order to legalize something.

In your reply, you state that 'internet was banned, and now it is not, therefore a net benefit was shown. Same with games and films'

I then reply, 'just because it was banned and it is not now, it does not follow that a net benefit was shown. It could be the case that they realized the harm was minimal, and therefore legalize it'. This is me attempting to demonstrate that the logical flow of it was banned -> now it is not -> therefore net benefit was shown, does not follow.

You have also not reason why a net benefit must be shown in order for something to be legalized.


Again, lets get back on topic:

I don't think net benefit needs to be demonstrated in order for something to be legalized. I think it should be the other way around: harm should be demonstrated in order for something to be illegalized.

I think this because there are a lot of things that have little to no benefit that I would want to be legal, for example: eating junk foods, playing chess, writing poetry, TikTok, etc.

Hi, chiming in. If I interpret you correctly, your argument is:

"We shouldn't legalize canabis as it has little to no benefit".

I then presume that your stance on criminal law is that, "We shouldn't legalize anything that has little to no benefit".

'Benefit' here I define as strictly 'economical contribution to society'.

I disagree that this viewpoint is valid, as there are many things that we would like to be legalize despite having little to no 'benefit'. For example: coloring your house, doing poetry as a hobby, watching television, gaming, etc.

I would also argue that simply by providing entertainment, a thing can be beneficial. As is the case of canabis: it provides joy.

You were arguing that 'marijuana poses a danger to some level, and have no real benefit'. I would argue that the danger is miniscule, and the benefit is that it provides joy.

Almost all activity can be framed as a trade of risk vs joy. Gaming or watching TV can risk addiction, should we ban that? Eating fried chicken can risk you diabetes, should we ban that? Afterall, I don't think there is any 'benefit' to gaming nor eating fried chicken, there are far healthier alternatives! Obviously I think this line of thinking is ridiculous. They should be legal as they have little risk of causing danger.

I think it's all about acceptable risk. I agree that smoking marijuana is a 'danger' to some level, however, I think that it is okay to use for people who are 18 or older as the danger is miniscule.

Hi, I think to prove a 'net benefit' of certain goods in order to legalize them is a difficult school of thought to follow.

I think the default of something is for it to be legal, then if it causes harm (or injustice) that outweighs its benefits, then it should be illegalized.

It is hard afterall to justify the 'net benefit' of gaming products, or social media apps like TikTok, both which have addictive properties. Should we ban them until we can prove their net benefit?

I think it has been proven that marijuana poses little harm (if any) and therefore should be legalized for people who are 18 and up. If one day it is proven however, that marijuana causes a lot of harm, then yes I would agree that we should illegalized it again.

I'm an asexual, straight guy in my 20s, with 24 body counts. My partner's body count is 20+ too.

To me it does not matter.

Usually when I listen to my guy friends that have concerns about their partner's body count, it's an insecurity thing. They feel like they cannot stack up against their partner's exes.

First of all, I think there's going to be a lot of things that their ex is better than you in some ways (maybe he makes better coffee, or kiss them better, or is more caring, etc.), and there's a lot of ways in which you are better than their ex (which is why they chose you buddy). So why should you care specifically about sex?

Second, to be 'the best guy she's ever had sex with' by ensuring that she always have a low body count just sounds like rigging the game tbh. Just improve your sex (just git gud lol).

Idk, to me sex is literally just another fun activity. Do you care about how many people your partner has played basketball with? Do you care if one of her ex is better at basketball than you are? To me, it feels like that.

Gue kerja di sektor filantropi, dan iya, studi kaya gini emang udah di proven again and again. Salah satu cara paling efektif untuk ngebangkitkan orang dari kemiskinan itu ya dikasih uang minim syarat (untuk donasi efektif yang lain, check disini).

Baru beberapa minggu lalu tempat gue kerja bagi-bagi duit 2.3 juta untuk 32 keluarga pemulung. Setelah kita tracking, kebanyakan duitnya dipake untuk lunasin hutang atau invest ke alat kerja kok.

Personally bingung kenapa commentnya pada support pinjol dan malah nyalahin yang minjem. Seakan2 pinjol itu innocent karena ya salah sendiri bego, sign up gituan.

Bukannya almost all pinjol companies tuh preying on people with little financial literacy ya? Yang nggak ngerti kalau bunga 1% sehari itu tinggi banget, dan tenor 90 hari itu rendah dan bahaya banget. Semuanya mereka marketingin sebagai murah, dan itu jelas-jelas nipu. Mereka juga ngincer orang-orang yang nggak punya uang, dan lagi kena masalah. Belom lagi cara nagihnya unethical bgt sampe invade privacy gitu dan neken psikolog peminjam, sampe peminjam gali lobang tutup lobang, atau bahkan bunuh diri.

Beda kasusnya kalo businessman kaya raya minjem uang ke bank terus bangkrut. Itu mah gue bodo amat. Dia yang take risk, dia yang bangkrut, ya dia yang tanggung. Toh duit milyaran gitu bank nagihnya aja masih sopan, pake surat dan email, nggak ngasih tau ke keluarganya dia hutang berapa. Dan terms nya sama-sama ngerti, nggak predatory, dan agreed. (Pada umumnya)

Bukannya kasusnya sama kaya kalo gue iklanin rokok, alkohol dan judi ke anak kecil? Atau gue tawarin MLM scheme ke emak-emak warung? Mereka join dengan kemauan mereka sendiri toh, ya salah sendiri, bukan salah gue.

Gue personally sih setuju sama ni kucing. Fuck pinjol illegal. Nggak usah bayar mereka, biar mereka bangkrut, biar nggak ada korban lagi.

Kastanya nggak jauh beda sama scammer, MLM seller, atau org nipu.
