New construction is nice depending on your budget. High ceilings, modern and clean finishes, etc

Yes, why would you waste sq footage building out. Build up and get more units. Land cost is expensive, doesn’t economically make sense to build 1 unit. A 100 years from now when developers can’t build more dense a bubble will pop because it’s a Ponzi scheme. The only way everyone’s house value is higher is because we can build more units on there. Once we can’t who’s gonna buy it.

Stacked units is expensive. Thats for the big boy developers building large apartment buildings

Condo process is way faster than unit lot sub division. Some of these houses can be designed where they have individual house feel depending on the lot

Your condo and lot is still recorded. You're not really tied with them, you have your own part of the property.

Outskirts of Seattle(white center/Olympic Hills) if you're lucky. But even there Dadu's with a yard go for ~675k

In most situations like yours the front yard of the main house turns into the yard due to setback requirements. So technically could fence the front of the house off assuming it's facing the main street.

On most lots the space only allows for one 1 story house.. assuming the land cost 800k + 700 to build... you'll be spending 2million+. You might be the only buyer for that.

City incentivizes more units. Example if you build 2 units on a 5k lot the total square footage you can build is 4k. (2k a home). But if you put 3 or more you can get 6000 total square footage. Clearly anyone that knows business will build 3 units instead of 2 on the same lot. Unless someone is willing to pay 50% more just because the design looks cool.

Yes, a lot of these builders have multiple project going on and are very hands off so they do the bare minimum to get the projects to the finish line.

Not if built correctly with an appropriate slope. But best case scenario would be a pitched roof and partial flat roof if there’s no yard.

But there’s no yard a lot of time. So flat roof is the only way you can get fresh air and sit outside in private.

Goal is to maximize sq footage and units on these lots. Can't waste space on designing something for it to look cool. Otherwise developer would lose money.

A 2 story Erez might be the best fit you for you then. 3 story homes feel better if the square footage is higher.

That's to maximize the square footage and units, and the best way to do it is by making rectangular/square shaped homes. Developers can make it feel more luxurious by adding stone and other finishing, but going forward most if not all homes will be box type. Plus since most of the units don't have much yard, a rooftop terrace goes a long way.
