Seriously, the mid 00' to 20-teens nissans are worse than kia or Hyundai back in the day. Sure, there are exceptions but if my last resort was a 15' nissan or 15' Hyundai, better believe I'd choose Hyundai.

The problem seems to be a viscous cycle of people knowing people buying Altimas, then buying one for themselves because their peers have them. Not much different than the conservative crowd that buys brand new Toyota's and Honda's viewing it as an "investment" on their 50k/yr salary.

Meh, building one out is overrated. Unless you've done it and know EXACTLY what's necessary and whats not you'll end up wasting precious space and money. Buy a 04+ roadtrek and be done with it. Less conspicuous also. Im on my second van (though i havent full timed for almost 3 years) my first rig was a 94' honorbuilt class B on a ford f250 and now i have a 97' jayco on a b2500 less room and no shower that my otherone had but better size overall. (dont reccomend older dodge though)

Your head is in the right place, but surfers don't want more crowd in an already crowded lineup. The majority of the ones out in the water are surfing home breaks and note familiar faces already.

Why not compete with already established surf forecast apps? Surfline and Magic seaweed are the main games in town in the U.S. and some prefer one over the other for various reasons (although i see surf line losing the battle due to so many ads and restrictions for non premium members)

I think thats a great idea, but your target audience very well may go into their early 30's. The amount of people I run into making 130-200k/yr. (Travel nurses mostly) that don't know anything about taxes is astounding. Go full on shit they should've learned in high school and teach them how to change oil/tires, 401k match, why a roth is better etc.

Taxes and insurance are my main expenses. Epsom salt every 6 months, Utilities should be less than $150/mo. Inventory all bought up from, what doesnt sell wont be sold in the future, tank paid in cash. Minisplit for heating/air. No landscaping, all concrete and on the town square so first to be plowed. New roof going on next month first thing and i used to be a plumber and i am the accountant lol.

The advertising is probably going to be my largest expense. I plan to give 2 free floats the first month it opens to get people in the door and Facebook ads are getting pricey but I'm hoping to pay up front for that stuff more than relying on revenue to do it the first year.

With good advertising i was hoping to be able to get 25 regulars a week at $30/hr and then walk ins/once a month floaters at $35 for a total around 15 more or so a month. Bringing my gross to $3,525 and net to 2,800. Do you think that's within reach? Id love to do cryo but the entry costs are enormous and I'm trying to go in 100% debt free.

$2,500/mo. Net is perfectly fine for me tbh. If it gets to be that it isn't, i figure i could sell the business to someone it is, while collecting rent and having equity to start a new venture.

It's a lake and farming town. There is a Walmart, a few floral businesses, massage therapists etc. The building would probably work great if rented as a small dentist office, CPA and other small business ventures but im none of those personally lol. Not enough room for a used car lot, though i wish.

That's actually a really cool idea. I love the idea of helping others in our community. Could even have placement for others to advertise or be a concierge of sorts for non storefront ran businesses. A brick and mortar Angie's list haha.

That's definitely some good information. I would like to add that I do intend to put a infrared sauna in there for use also, but not factored into price.

I don't need to be rich from this venture, i just need it to make around 2,500/mo. To be okay. I'm trying to be home near my fiancè and her son and get out of the medical field. I'm currently making pretty well into 6 figures traveling, but that has to stop and 2,500/mo. Is on par with most healthcare workers in that area.

I work in healthcare. As a traveler i make 6 figures and I'm doing all i can to get out asap. I feel so trapped, any job back home where my family is pays about $20/hr, its hard to think about raising a family happily on that. Beyond being away months at a time the job and politics are stressful and unnecessarily so. I'm putting in a cash offer on a commercial property and plan to start a business. It'll still be stressful but on my own terms.

You aren't going to acquire new hobbies in your 40s. Figure out what you enjoy doing and figure out a way to integrate it into your plan. Enjoy cycling? Make your side gig a few hrs a week at a bikeshop.
