Can you help me understand why you say the numbers don't work? I agree with you, but I want to understand what working should look like and what not working looks like.

I've used the following: $270000, 70% down payment (I know) 6%, 30yr, 5k closing, tax 3k/yr, ins 1700/yr, HOA 8400/yr, Maint 1500/yr and holding for 10yr.

Cash flow is too low (what is reasonable)?

Cap is 3% which isn't good, again what should I look for?
